64 Fullerton St, Rehab Complete – House Flip Update

Last week we sold our almost new construction rehab at 9 Juliette St in Chicopee MA. We found this buyer just two weeks back and he was willing to pay cash for the property so we were able to get it closed up real quick. Our buyer did want some changes made to the house so we had our contractor Jason busting his ass to get them done in a very tight time frame. All in all it was a pretty good deal. We did take a slight discount on our asking price due to the “cash” status of our buyer…. but when your buyer gives a non-refundable $10k deposit and wants to close in 2 weeks you become a bit more flexible as a seller.

Now onto some ongoing projects;

Our 64 Fullerton St rehab is complete and now on the market.

This property was a full interior gut renovation with new electrical, new plumbing, new heating system, new kitchen, adding a half bath, installing all new windows, adding insulation, new sheetrock, new paint and all new flooring. The outside needed alot of landscaping and tree clearing, but it did have a new roof and good siding when we purchased the home.

We did have to do some major work to the 2 car garage. This consisted of tearing off a falling down addition, siding the garage and doing a new roof on the garage.

Overall I think we spent a little over $50k on the renovations…. and the house came out awesome, as usual.

111 Daviston St Rehab Complete

First off an update on a couple properties. We put 107 Granger St on the market last weekend and received an offer the second day on the market and another the seventh day on the market. We accepted an offer on our Juliette St property over the weekend. The buyer of 9 Juliette St was originally very interested in purchasing our 1892 Parker St property, but was just a few days too late as we had already accepted another offer. We stayed in touch with this buyer, and when Juliette St was complete we got them right over there and they decided to buy that one.

We’ve got quite a few more rehabs finishing up over the next 2 weeks and I’d be ecstatic if they all went as fast as Granger St.

One of our projects that we just finished up is 111 Daviston St in Springfield. This house is officially on the market and ready for a new family.

REO Rehab Complete – 53 Fullerton St Finished and Staged

We are working overtime trying to finish up a couple properties in order to beat the first time buyer tax credit deadline. I’m hoping their are lots of last minute shoppers out there who will be out looking for a new home over the next 7 days.

First up on the list is 53 Fullerton St. This was our first ever MLS/REO purchase. It seems hard to believe that over the last couple years, with all the deals we have done, we had never bought off the MLS. I was trained as an investor to market for deals and work directly with sellers…. this is our preferred method of doing deals as there is usually no competition and better deals can be made. However, with the flood of foreclosures, I couldn’t ignore the REO’s anymore. You have to be aggressive, and quick with your offers when working REO’s. It’s true that the well priced ones will go very fast, usually with multiple offers. So there’s always competition, which will limit your profit potential, but good deals can be had. As a matter of fact, we bought two REO’s last week and got an offer accepted on a third!

OK, back to Fullerton St. We did new siding, new windows, a new kitchen, 2 new full baths, new electric, new plumbing, a new boiler and a new driveway. This house had a very funky second floor bathroom. It was one of those ones where the tub was built right into the slope of the roof line. In order to take a shower you either had to be a midget, or kneel in the tub because there was absolutely no head room due to the slope of the roof. We corrected this by extending the bathroom out into the main hallway. We pushed the main hallway over, taking some space from a bedroom and a small closet. This allowed us to move the tub out of the roof line and gave us a functional shower and tub.

Damn…. this place shines!!!! It has 4 bedrooms, 2 full baths and 1500 square feet. I really like the floorplan of this house as it has a great flow to it. We enhanced this by removing the wall between the kitchen and dining room, creating that great open feel and adding the breakfast bar.

We’ve got two more going on the market so I’ll post some updates and photos of those soon.

House Flipping Update – 209 Gifford St Springfield

Work is now complete at 209 Gifford St and it will be going on the market.

This project went pretty smooth without any major problems. Our biggest challenge came in dealing with the water department over the main water line. See, the main water line was damaged inside the house during our initial demo and the city had to turn the water off at the street. Our plumber repaired the line but the water department said they wouldn’t turn our water back on because they didn’t allow soldered repairs to the main line, and they wanted us to pay to run a whole new line from the street. After much arguing they agreed to come out to the house and do a pressure test. The test failed, but it wasn’t because of our soldered repair, turns out the line was also broken somewhere underground between the street and the house. So the water department had to dig up the street and our yard to run a new line into the house, and we ended up having to pay for a new line anyways.

So, this house now even has a brand new main water line all the way to the street to go along with everything else that is brand new!!!

This one was another full gut rehab for us. We ripped off the whole roof and second story, then we rebuilt the whole thing and added a full dormer off the back. The house came out awesome and we should get a quick sale.

70 Glenwood; Where Have You Gone

If you’ve been following my blog for a little while you may have remembered the property at 70 Glenwood St. This is the property with some major fire damage where we completely knocked out the floor of the first level. If you missed that video you have to see it … click HERE to watch it!!

Well we hit some delays getting our heat on there because the gas company told us they cut the line at the street and they wouldn’t be able to fix it until spring time. Long story short, they finally sent someone to the house and realized the line wasn’t cut at the street and we did have gas to the house, however we lost a good amount of time because we couldn’t get heat to the house, which also meant no water.

So I have a video we put together awhile back, as well as some more recent photos of the property near completion. Heres the video:

Time for some Deal Updates- 42 Wexford St

OK, so I’ve been kind of slow with the property updates lately. We’ve got a ton of houses finishing up and quite a few more in the pipeline to purchase, with all this activity my blogging efforts have suffered. As a matter of fact I’ve got houses that we’ve purchased and are now renovating that I haven’t even mentioned yet…. plus, I don’t know how many videos just sitting in my Flip Camera, waiting to be edited into some kick ass Youtube videos.  I think maybe it’s time to hire some VA’s from India to run the Blog 🙂   

First up on the docket is 42 Wexford St. This beauty is done and we are staging it right now. The renovation of this property included a new roof, new gutters, two new decks, two new garage doors with openers, new driveway, brand new kitchen, renovating the full bath and adding a half bath, new electrical service and some new wiring, new plumbing, new boiler, new stainless steel appliances, new flooring throughout and fresh paint….. is that all????

I’ve said it before and I’ll say it again…. I love the look of the Tudor style house!!! I think it’s those pointy roofs over the front entrance.

We’ll probably do some landscaping to the front of the property, clean it, stage it, then sell it.

Property Update: 143 Lloyd Ave, Finished and Staged

The finished houses are going to be coming fast and furious over the next few weeks. My plan of buying a bunch of properties in Oct.-Dec. to have ready for the Spring market and the expiration of the First Time Buyer tax credit is playing out perfectly.

I showed you our finished house on Ravenwood St a few days back. Now have a look at our property located at 143 Lloyd Ave in Springfield. We did a pretty extensive rehab on this property including new siding, a new roof, new windows, new kitchen, new bathroom, new boiler, all new plumbing, new flooring and fresh paint. We also took a 3 season enclosed breezeway located between the garage and kitchen and turned it into living space. This additional living area is a great feature as it adds space for a formal dining room or family room.

We were suppose to be closing on the big ugly pink and purple house this week but there are a few title issues that need to be cleared up, so looks like we will be waiting a little longer on that one. Heres a picture of that house in case you don’t remember it:

Deal Updates and Top Blogs

Wow, our little blog is getting some good recognition. Scott Costello over at the StrugglingInvestor.com put a list together of the Top Blogs: 8 Investors who are Crushing It and Sharing, and we made the cut.  Many of you are probably familiar with the other sites Scott features, all of which I like to visit regularly. Thanks Scott…. keep on coming by and checking out our work.  

On the deal front we finally sold 37 Mansfield St. This was suppose to close before Christmas but we hit a few delays and got it all closed up yesterday. Mansfield St was our biggest project yet. Doing a full gut rehab on a 3,700 square foot three family isn’t for the faint of heart…. but we got it done and sold. From purchase date to sale took about 7 months, which is a month over what we typically shoot for but with the size of the project that time frame is very good. After completing a job of that size I think we feel pretty confident that we can tackle most any project!!!  

42 Wexford Update

Well we’ve got about 6-7 houses that are all winding down and nearing completion…. which is pretty cool but also kinda sucks because I’m gonna have to stage all those. I’ve got about enough staging paraphernalia for maybe 3 houses… so this means we are going to have to do some shopping. 42 Wexford St is one of those houses that is getting close to being complete. All the new sheetrock is up, everythings been painted and the hardwoods are being refinished. Heres a look at the house so far:

Sometimes when a house gets to this point you are wondering if it’s gonna look good when completed….  everything is still dirty and alot of stuff is half finished and maybe you start second guessing some of your choices…. but that is not the case with this house, I can tell right now that it is gonna come out amazing and I can’t wait to see it when it’s done.
