We’ve finished up our latest project in Springfield at 84 Rhinebeck Ave.
The house has been cleaned and staged and is ready for a lucky new buyer.

So, for a little recap; this is a 4 bedroom 2 full bath home with about 1,400 square feet. We did new windows, new plumbing, new electric, brand new floors, new sheetrock, new kitchen, new bathrooms, fresh paint. The home is vinyl sided with a 1 car garage and awesome yard. The boiler and water tank are 2 years old.

Well it has been a pretty eventful week here in Springfield MA. After enjoying a lovely Labor Day weekend we got hit by a Tornado that rolled right through the heart of Springfield. The storm demolished houses, ripped off roofs and siding, cleared trees and knocked out power for days.
Amazingly, with all the properties we own in and around Springfield, none of our houses were damaged. I can’t believe it…… if the tornado had been just a few blocks north or south of it’s actual path we would have taken quite a few direct hits.
Thanks to everyone who emailed and messaged us on Facebook making sure we were OK. Dominic still doesn’t have power at his house but things could have been a lot worse for us.
Now onto some business:
We are almost done with the rehab at 84 Rhinebeck Ave in Springfield and it is coming out beautiful!!!
As of right now we just need to get the inside cleaned and staged and the home will be ready to go on the market.
This is really a prime property; 4 bed 2 full bath Cape located in an awesome neighborhood.
In total the project took about 6-8 weeks. We had to do quite a bit of work including repairing some major water damage. We did all new flooring throughout, new walls, new kitchen, 2 new baths, new plumbing, new lighting, new trim, new doors, new windows, fresh paint and a bunch of other stuff……

We did a full gut of the kitchen. The new kitchen features granite countertops, 16×16 tile floor, tile backsplash, Fridgedaire Gallery line stainless steel appliances, cherry finish cabinets, and new recessed lighting.

In the living room we added all new Bamboo Hardwood flooring, new recessed lighting, new ceiling fan, and crown molding.

We fully gutted both bathrooms and added new Euro style vanities in a nice dark Java finish. Both tub surrounds were tiled and a beautiful tile inlay was added.

We added bamboo hardwood flooring to the first floor bedrooms. The second floor bedrooms have a nice Berber carpeting.

Well there it is. I will get some new photos up once we have it staged. The home is sure to look even more awesome after the staging!!!!

Here’s a look at our 84 Rhinebeck Ave property in Springfield.
We gutted out all the damaged sheetrock and floors.
In these photos you can see all the beautiful new sheetrock taped and mudded.
We opened the wall between the living room and kitchen to give the space a nice open and airy feel. Look at how smooth that tape job is!!!
Heres a look at the kitchen all gutted out with the new sheetrock hung. You can see some of the rough electric and plumbing in. We also added some recessed lighting in both the kitchen and living room.
Here is one of the 2 full baths with all the colorful new sheetrock hung. You can also see the new vinyl replacement windows that we added throughout the house.
Here is one of the upstairs bedrooms with all the walls painted. We will put down a new subfloor and then probably add some berber carpeting to the room.

This ones probably gonna be finished up within the next week.
We’ll have it staged and for sale soon. I’ll post the finished pics so you can see the amazing transformation!!!!

We picked up another nice rehab property in Springfield.
It seems like every winter /spring we get 1-2 properties with frozen pipes and some pretty bad water damage. The good thing is these are pretty straightforward rehabs… just gut out the damaged ceilings, walls and floors, and fix the busted plumbing.
The nice thing about these types of properties is that the sellers are usually pretty motivated to get rid of them. Most sellers realize that if the house sits for too long with all that water in there then the mold is gonna start growing fast…. and as soon as that mold sets in the price goes way down!!
Rhinebeck Ave is a really nice 4 bedroom 2 full bath cape located in an awesome neighborhood in Springfield. This cape already has a 60% dormer, so we don’t even have to worry about doing a dormer addition.
The exterior is pretty good, all we really have to do is new windows, powerwash, and maybe add a new garage door.
Inside we need to gut out all the water damaged sheetrock and floors, add a new kitchen, do 2 new baths, new flooring, fix the busted pipes, new sheetrock, open up the floorplan and add some new lighting.

The owner had been renting the house out for years and you can see that it was pretty dated and needed some rehab even without the burst pipes.
Ours guys have been working over there for a couple weeks and it’s almost finished. I’ll post some more pics of the progress of the job as we move forward.
