Need To Sell Your Springfield House NOW? We Buy Houses Cash!

How to Sell Your House ‘As Is’ at a Fair Price on the Date of Your Choice

If you want to sell your Springfield area house in the fastest, easiest, and most convenient manner, read this important message. You may discover the perfect solution… because we buy houses in Springfield and many houses throughout Western MA.

Selling a house is usually an expensive and complicated process. That’s why real estate agents make thousands (sometimes tens of thousands) of dollars on a single sale. But, when we buy your Springfield house, there are no commissions to pay. And you certainly won’t have to tolerate dozens of total and sometimes frightening strangers tramping through your home and poking through your drawers and closets.

We are a real estate investment company that works in the greater Springfield area and we buy a number of houses each month throughout the region… and in every price range. But the best part is… we use private funds that require no long, drawn out bank approvals. So we can act fast! We can usually close within 14 days… or as little as 72 hours. We’re as serious about buying your house as you are about selling it.

That’s the biggest difference between us and listing with a real estate agent. An agent will list your house… hoping it sells within 3 to 6 months. I want to buy your house now! That’s a huge difference when you’re the one with the house for sale. An agent lists five, ten, even dozens of houses at a time, and it’s rare if an agent can give all of those properties his or her close personal attention. It’s no wonder that a listed home can sometimes take a long time to sell while you, the owner, are stuck maintaining the property and making house payments month after month.

What’s your alternative? Of course you could just sell it yourself – without an agent. After all, who knows more about the house than you do? But consider this. How many houses have you bought and sold in your lifetime? Two, maybe three? If so, you haven’t had to solve even a fraction of the problems that usually pop up – right before closing.

Remember, buying a house is a big decision for most people and it’s easy for them to get “spooked.” At the first sign of a complication or small problem (like a lien, necessary repair, or one of the other typical closing glitches), they can run like a scared jackrabbit.

Then you have to start all over at square one – it’s a frustrating experience. Plus, when you try to sell it yourself, you still have to put up with dozens of strangers tramping through your home – only now you’ll have to be there yourself. For some owners, that’s a scary thought. And what if you need to move fast? You could dump the price and hope someone will steal your house, but can you afford to do that? Or, you could go ahead, move out, and leave it with the agent. And every month, while making two huge mortgage payments (most people find that tough to swallow), you hope and pray that someone will buy your old house next month – and the next – and the next. Of course, that’s assuming you can even qualify for a new mortgage with the old one still on your back.

And when it’s sitting vacant, what’s going to stop someone from climbing through the kitchen window and tearing up your property? Frankly, that’s more worry and aggravation than most people need in a lifetime. Pretty grim, huh?

Which way do you turn? To an agent with dozens of other listings to handle? Selling on your own and sweating out financing details, lost deals, last minute closing “surprises”? Moving out and hoping you don’t get some midnight call with “bad news” about your house?

Here’s a better solution – a way out…

When Hampden Homebuyers buys your house “as is” for CASH on the date of your choice, we might help you AVOID…

  • Putting your house on the market entirely.
  • Coming out of pocket if you have little or no equity..
  • Relying on an agent to perform or keep their promises.
  • Doing fix-up work to please a picky buyer…
  • Becoming an unwanted landlord.
  • Counting on a bank to approve your buyer’s loan.
  • Having your buyer back out at the last minute.
  • Paying prepayment penalties…
  • Having the cash you need NOW tied up in your house…
  • Struggling with the uncertainty of when it will sell
  • Making house payments you can no longer afford
  • Making payments on a vacant house.
  • Foreclosure or bankruptcy.

If your property qualifies and we come out to see it, we will provide you with a firm written offer. We’ll explain everything to you in plain, everyday English. We’ll be 100% direct, clear and honest with you… from start to finish.

In fact, we can usually “pre-qualify” your home right over the phone, in just a few minutes. That can save both of us time. If we come to an agreement, we can pay all cash with no contingencies. That’s because (unlike most potential buyers) we don’t have to sell another house first.

And if you want, we can close in just a few days. We’ll handle all of the paperwork and make all the arrangements and you can get on with your life! We don’t yet know your particular reasons for selling, but we do know how to get your house closed as quickly and professionally as possible.

Imagine, by this time next week your house could be sold!

Can we really buy your house this quickly and easily? Maybe, or maybe not. A lot of it depends on you. If you want to get above market price for your house, don’t bother calling us. We are professionals and we do expect to make a profit. Our offers are very “fair” and well thought out.

Does your property meet our requirements? Call our office and let’s find out. We buy all types of real estate and we can quickly determine if your house fits our investment needs. If we don’t end up buying your house, we’ll be happy to share ideas or advice on what you might try next. You will still have all your other options available. You have nothing to lose by calling us first.

So… give us a call at 413-248-SELL or fill out our “Sell Your House Fast” form on our website http://www.myhousesoldnow.com/ to get the ball rolling. When you need to sell you Springfield house now, we are the #1 choice!!

Chicopee Short Sale Wrapping Up

We are finishing up the short sale rehab that we started a few weeks back. It is a pretty light rehab but we’ve been bouncing our guys back and forth between a few different jobs, so it’s taken a little longer.

We pulled up all the nasty, smelly carpets in the house and found some real nice hardwoods that ran throughout all the main living rooms.

We made a lot of cosmetic upgrades and improvements, but we left the kitchen and bathrooms as-is for the most part.

Our plan is to blow it out below market value to some lucky first time homebuyer who won’t mind that the kitchen and baths are not totally updated like we usually do.

Here’s a look at the progress so far:

All the trim throughout the house had a natural wood finish with a coat of polyurethane…. it was in real good condition so we just kept it. I always prefer the nice bright white trim, but in this case the work needed to sand and paint the trim wasn’t worth it.

Our next step is to get the house cleaned and staged.

We’ll pay extra special attention to staging the kitchen and bathrooms real nice, since we didn’t do our normal “full” rehab on these rooms.

I think it’s gonna look great once staged….

New Short Sale Deal – Chicopee

Here is the new short sale property that we picked up in Chicopee.

This is a 4 bedroom 1.5 bath cape with around 1,400 square feet. It’s located in a great neighborhood in Chicopee filled with similar starter homes.

It’s actually in pretty good shape and we plan on doing just a light cosmetic rehab; a quick fluff and buff. The exterior will be powerwashed, we’ll remove the ugly awnings and clean up the yard and landscaping.

Inside we’ll remove all the carpeting and shine up the hardwoods. We’ll patch and paint all the walls and ceilings, add new light fixtures, new ceiling fans, new switch plates and outlet covers.

We’re going to keep the existing cabinets and vanities, we’ll just dress them up with a little brushed nickel hardware.

Once all this work is complete…. it should only take a few days…. we’ll blow it out at a nice below market price to move it fast

Here are the before pictures for your enjoyment.

There it is… the classic New England Cape.

It already has the dormer off the back which is great. It makes the second floor so much more functional. We’ve got big bedrooms and a full bath on the second level.

.

In other news, we closed on our first tornado damaged house in Springfield.

Here it is:

Tornado damaged house Springfield MA

.

A really big tree came down on the whole right hand side of this tornado damaged home and took out the roof and most of the second floor of the house. I guess this is why they tell you to get in the basement when there are tornado warnings. Fortunately the house was vacant when the tree came through the roof.

.

We are working on buying a couple other tornado damaged houses in Springfield and Wilbraham.  The tornado damaged houses should be some pretty interesting projects so I’ll keep you updated on these.

Well that’s it for now.

New Short Sale Closed and Self Directed IRA’s

We spent the last couple days in Boston at a Pensco Trust Company symposium learning about all sorts of different alternative investments that can be made using a self-directed IRA. There’s so much you can do with your IRA beyond just buying stocks, bonds and mutual funds. Did you know you can buy and sell property within your IRA tax free?? You can wholesale real estate contracts, buy rental property, give notes and mortgages, and buy tax liens.

Since the majority of our private lenders use self-directed IRA money to lend on our deals, we find it helpful to stay on top of whats happening in this area. If you have any questions or want more info on self-directed IRA’s leave a comment below or shoot us an email at info@hampdenhomebuyers.com.

Now onto one of our latest short sale deals.

We started negotiations on the property at 35 Dorothy Ave in the beginning of January and had an approval by mid March. This is really fast seeing as how most of our other short sale deals have taken 6 months to a year to get approvals. I think this one went so fast because we were dealing with a small servicer and we had direct access to the Sr. Asset Manager who was very responsive and proactive in his approach to getting the approval. This asset manager would actually call and email us looking for updates if he hadn’t spoken to us in a few days. This is a very refreshing approach as compared to dealing with the likes of Bank of America or Citi, where every little task takes them 30 days to assign or review.

So we closed on Dorothy Ave right at the end of April. This is a real cute ranch home located in a great neighborhood in Chicopee.  It needs the usual updates; kitchen, bathroom, etc…. but the biggest improvements we are going to make is converting it from a 2 bedroom to a 3 bedroom and finishing off the basement. Adding bedrooms and additional square footage is a sure fire way to raise the value of any house!!!

Buying and Selling – House Flip Updates

Well it has been a very eventful couple of weeks. Ever since the end of April we have been cranking full speed ahead.

The expiration of the first time buyers tax credit kept us very busy in April. We put 6 of our finished rehabs on the market and 5 went under contract to sell by April 30th.  Those properties are 53 Fullerton St, 143 Lloyd Ave, 209 Gifford St, 42 Wexford St, and 8 Bosworth St.

Gifford St and Lloyd Ave are suppose to close this week, and the other three will close over the next couple weeks.

Although the first time buyer credit is now gone, and everyone thinks the market is gonna crash, we have still been quite active on the buying front. We just bought two properties today; an estate property and a bank REO…. and we should be buying three more by the weeks end. We’ll see how this strategy plays out over the next couple months…. things are definitely a bit slower now but I’ve found there are still a good amount of buyers out looking.

The three purchases coming up at the end of the week are pretty interesting.

One is a short sale that has given us all sorts of trouble. The bank gave us a verbal approval at a very good price. A day before the bank was to issue the approval letter we find out the sellers ex-husband filed for bankruptcy, whom I thought was no longer on the loan anymore, but obviously he still was.

We got everything squared away with the bankruptcy court and are ready to close…. when all the sudden we find out there is also a second mortgage on the property and two judgement liens, which we had no clue about.

OK, so we gotta put the first on ice while we try to take care of these new liens. The second is with TD Banknorth and these fools decide they are not going to take anything less than a full payoff. I’m not sure what their thought process is here… the first is taking a $50,000+ haircut, we sent them the appraisal showing the house is worth nowhere near the debt owed, and they still won’t budge. I guess they don’t realize if it goes to foreclosure they will get wiped out and receive nothing!!!!

So we may have to bite the bullet and pay the second in full, which I don’t want to do, but there is enough room in this deal that we can do that and still make it work.

I guess the moral of the story is to do a good title rundown prior to doing your short sales.

Well that’s it for tonight. We’ll be getting some more pictures and videos together as these deals unfold.

Crazy Times in Real Estate + We’re on the News!!

So it’s been a very hectic 7-10 days. With the expiration of the first time buyer tax credit looming on the horizon, buyers have been out in droves trying to snatch up a home. We put quite a few finished properties on the market in anticipation of this rush and there’s been no shortage of action. Dominic’s phone has been ringing off the hook with agents wanting to set up showings, buyers wanting to see houses, and offers coming in. Heck, it looks like we may even be selling an REO we just bought last week, that isn’t even halfway done, to a first time buyer determined to buy one of our finished homes…….

Which brings me to an interesting phenomenon that we have noticed lately. Several buyers have come to us and said they want to buy one of our finished homes, and no one else’s. Typically they will look at one of our properties or see some pictures online, they will instantly fall in love with the finish work and they will have an epiphany… they say to themselves “These guys houses are head and shoulders above the rest of the rehabbed junk that’s on the market…. and I only want to buy from them.” At least that’s what I think they say 🙂

In other news, we bought another house today. A short sale in Chicopee MA that is going to be a pretty sweet deal. It wasn’t with Bank of America so it didn’t take over a year to get done. It actually was pretty quick, maybe about four months, which is good for a short sale. I’ll post more details about this property in a separate post.

Now on to the most exciting news of the day. We’re going to be on the News!!! We met with the very talented Jennifer Thome today of CBS 3 Springfield, she is doing a story on Hampden Homebuyers and the renovation we are doing of the Historic Home on Bowdoin St. We spent several hours at Bowdoin St today with Jen, doing interviews and walking through the property. She even interviewed our contractor Jason, here are the pictures;

Smile for the Camera!!!!

Jason's a natural with the Microphone

Notice how he’s sitting down during the interview, what’s up with that?? I think he’s getting a little lazy on us 🙂

So anyway, the story is suppose to air next Thursday on the 6 PM and 11 PM news here in Springfield on CBS. I don’t know how long it will be, maybe only 30 seconds.. maybe a couple minutes…. but it is good publicity for the house and our company. Plus we can use it as a credibility builder going forward, when we meet with sellers, lenders, other media outlets, etc…… I don’t usually watch the news because it’s usually filled with negative stories and doom and gloom, but I’ll have to make an exception here.

Well that’s it for tonight, we’ve got a lot of new properties I need to write about, but that will have to wait for another day.
