Property Update: 143 Lloyd Ave, Finished and Staged

The finished houses are going to be coming fast and furious over the next few weeks. My plan of buying a bunch of properties in Oct.-Dec. to have ready for the Spring market and the expiration of the First Time Buyer tax credit is playing out perfectly.

I showed you our finished house on Ravenwood St a few days back. Now have a look at our property located at 143 Lloyd Ave in Springfield. We did a pretty extensive rehab on this property including new siding, a new roof, new windows, new kitchen, new bathroom, new boiler, all new plumbing, new flooring and fresh paint. We also took a 3 season enclosed breezeway located between the garage and kitchen and turned it into living space. This additional living area is a great feature as it adds space for a formal dining room or family room.

We were suppose to be closing on the big ugly pink and purple house this week but there are a few title issues that need to be cleared up, so looks like we will be waiting a little longer on that one. Heres a picture of that house in case you don’t remember it:

Well, thats all I got for tonight. I looked at eight properties today; four that I want to buy, and four that we already own… and now I’m ready for bed.

143 Lloyd Ave Update

Our property at 143 Lloyd Ave is almost done. The city came out and turned the water on for us yesterday, so now the plumber can finish up with his connections and can fire up the heating system. This house received new siding, new roof, new windows, and a complete interior makeover. The major change that we made was converting the existing breezeway into living space. This required insulating and sheetrocking the whole room, installing vinyl windows and adding flooring. This new spaces adds about 200 more square feet to our living area and will make a nice dining room or family room.

Once the plumber completes his work we’ll put together a final punch list. When the punch list is complete the home will get cleaned, staged and to the market.

In other news I think we have the house on Ravenwood St sold. This was the Bank of America short sale that we purchased two weeks back. We started the rehab well before we officially closed, so by the time we actually owned the house the renovation was nearly complete. We brought a buyer through this week and she is ready to sign a purchase and sale. I’ve got videos and pictures that I need to post of this property so keep your eye out for those.

New Rehab… 143 Lloyd Ave

So, it’s a few days before christmas, and it seems like everybodys on vacation this week…. but not us, we’ve been busy closing two deals over the last two days. The first deal was the purchase of a 2 family rehab located on Leete St in Springfield. I don’t have any pictures of this property but I’ll be getting some to post shortly. The second was the sale of our finished rehab at 93 White St in Westfield.

We also started work on a new project that we purchased a few weeks back. The house is located at 143 Lloyd Ave in Springfield. We purchased this property from the next door neighbor of our 17 Bessemer St house. He approached us as we were finishing up the renovation of Bessemer and said he had inherited his mother’s house, it needed a good amount of work, and he wanted to know if we would be interested in buying it. We took a look at the house and made him an offer…. after much negotiating with him and his brothers, we were able to come to an agreement. We had to wait a few months for the house to go through probate before we could close. It’s going to be a pretty easy rehab as the house is your basic single level ranch; we’re doing a new roof, new siding, new gutters, new windows, new kitchen, new bathroom, redo all the hardwoods, and convert the breezeway into a dining room. The house did have an inground pool that had not been maintained over the years. The liner was gone and trees were growing up out of the middle of the pool. Instead of spending some big bucks to fix the pool, we just crushed the concrete and filled it in.

I didn’t get any pictures of the pool before we filled it in as the guys were too quick in getting over there… too bad as it would have made a good video. This is going to be a great little house and will be perfect for a first time buyer once we are finished with the renovations.
