209 Gifford St, SOLD … House Flip Recap

We officially sold our rehab at 209 Gifford St on Friday. It turned out to be a very good deal for us.

We purchased this house right off the MLS. I used to be of the school of thought that there are no deals on the MLS… that if the house was a good deal the agent would buy it themselves, or they have pocket buyers that they send their good deals to. But that’s just not the case.

This property hit the market and we had our offer in within a day. There were multiple offers on the house and it went to highest and best. I think we were the second highest offer, but we were cash, the other higher offer was financed. If you remember what this house looked like you’ll know there was no bank that would touch this property. So we ended up not being the highest… but we were the best!!!!

This was a major rehab that consisted of gutting the whole interior, ripping off the second floor and rebuilding it with a full dormer.

Once the rehab was complete we sold the property to one of our own buyers, for full price, which saved us over $9,000 on commissions.

House Flipping Update – 209 Gifford St Springfield

Work is now complete at 209 Gifford St and it will be going on the market.

This project went pretty smooth without any major problems. Our biggest challenge came in dealing with the water department over the main water line. See, the main water line was damaged inside the house during our initial demo and the city had to turn the water off at the street. Our plumber repaired the line but the water department said they wouldn’t turn our water back on because they didn’t allow soldered repairs to the main line, and they wanted us to pay to run a whole new line from the street. After much arguing they agreed to come out to the house and do a pressure test. The test failed, but it wasn’t because of our soldered repair, turns out the line was also broken somewhere underground between the street and the house. So the water department had to dig up the street and our yard to run a new line into the house, and we ended up having to pay for a new line anyways.

So, this house now even has a brand new main water line all the way to the street to go along with everything else that is brand new!!!

This one was another full gut rehab for us. We ripped off the whole roof and second story, then we rebuilt the whole thing and added a full dormer off the back. The house came out awesome and we should get a quick sale.

Deal Updates – 209 Gifford St, Springfield

Our sweet little cape on Gifford St is nearing completion. All the finish electrical work is done and the plumbers should be completing their finish work over the next week. We installed some new hard wood floors and added a nice deck to the back of the house.

We put a  FSBO sign out on all our properties as we are nearing completion and Dom has been receiving quite a few calls  from interested buyers. I also noticed quite a few google searches for 209 Gifford St finding their way to this blog. The property is in an awesome neighborhood and its a good sign that we are getting alot of interest already.

This house has come a long way since we first purchased it.

Gifford St Update, Sheetrocked and Painted

The Gifford St house is a few weeks away from completion. All the sheetrock is up and everything is painted. Now it’s time for trim, doors, kitchen cabinets, etc….. We have some outside work to do, like building a deck off the back of the house, but this stuff is gonna have to wait till it warms up a bit.

209 Gifford Update… Ready for some Rock!

All the rough framing, electrical and plumbing is complete at Gifford and we passed all our inspections with no issues. Now we are ready to insulate the whole house and then hang our sheetrock. The guys are coming in this weekend to do all the sheetrock and we should have finished walls by next week.

Things are coming out real nice at this house and the finished product is gonna look great!

Gifford St Update and more deals….

It’s been a pretty busy 10 days since I last posted. We closed on a new rehab project on Parker St in Springfield on Wednesday. We also made deals on three new properties; the first is a two family that we are buying from a local money lender, the second is a short sale that we finally got approved after working with Bank of America for almost a year, and the third is an estate property that needs a pretty thorough cosmetic overhaul. 

On top of all that we still have our 6-7 ongoing projects and we will be selling two of our finished properties next week; 37 Mansfield St and 93 White St

Now for our ongoing projects….. Things are moving along well at Gifford St. Most of the rough framing is complete and the plumbers have been there the last couple days doing their rough in. The outside has been completely sided, the new roof is on and we’ve added the new driveway. Heres a look;

The electricians will be coming in next to do all their rough work once the plumber finishes up. From their we get all our rough inspections done and then it will time to for insulation and sheetrock. Once we get the sheetrock up it will start to look like a house again!!

209 Gifford St Update

Renovations are moving right along at the Gifford St project. When I last showed you this house it had no roof (see the picture above).

Now after a little over a week we’ve got the new roof on, the dormer is built out, all the new windows are installed and the house is being wrapped in vinyl siding. Once the outside is complete, the roof is shingled, and the property is weather tight we’ll begin framing the new layout on the first and second floor.

So thats where we’re at now. It’s a pretty significant change from what we started with. The raised roof line and bumped out dormer gives us a ton of room on the second floor. We’ll now be adding two large bedrooms and a full bath up there.

Well thats about it for tonight. I’m taking a lead abatement class all day tomorrow so I can become certified to remove lead from our properties. This is gonna come in real handy…. especially on the multi family homes so we’ll have no problems getting clean lead certificates.

One Week at 209 Gifford St

We’re a week into the Gifford St project and we are making very good progress. The inside has been completely gutted and we’ve prepared the exterior for the siding and the new dormer. Have a look at the house now….. there seems to be something missing:

 

 

  

 

Since the roof was in such poor condition we decided to chop it right off. We’re now going to raise the roof line and add the full dormer off the back of the house.  Heres a look at some of the new framing:

 

 

 

The raised roof is going to allow us to make the upstairs alot bigger and alot more functional. I’ve got some video footage of our contractor ripping the roof off. He didn’t do it by hand, he used some pretty heavy duty machinery to get the job done. I’ll post that once I get it edited.
