Here is another fantastic house flip that we bought and renovated in the beautiful city of Springfield MA.

So this is a sweet little ranch that we picked up to rehab. This little puppy was a mess when we got it, but that didn’t deter us from doing a full rehab on it and turning out another killer home.

 

Fully Renovated Springfield MA House For Sale

The work performed was substantial. We did a new roof with all new sheathing, new siding, new exterior sheathing, new plumbing, new electric, new bamboo flooring, new bathrooms, new kitchen, new baseboard heaters, new insulation, all new sheetrock, new landscaping and we finished the basement.

 

We opened up the floorplan very similiar to both the Ellendale house and Fayette St. We knocked the wall out between the kitchen and living rooms and recessed an LVL beam in the attic to give a completely open floor plan. Here’s how it looked:

Our buyers love these open floor plan ranches and every time we do one they sell like hotcakes!!

We gutted out the interior, did all new framing and reworked the floorplan. We ran the Bamboo flooring all the way through the living room and into the kitchen.

Believe it or not, this little ranch has four bedrooms with 2 full and one half baths.

Morton St Rehab – Flipped in a Flash

We bought this house after it had sat vacant for over a year. Due to being empty for so long the house became a target for thieves and vandals. All the plumbing was removed, the kitchen cabinets were stolen, the gas lines were stolen and even the nice 200 amp electric panel went missing just prior to us closing on the property.

Now these weren’t the lazy thieves that just cut a few copper lines out of the basement and head on there way. No, these guys were good….. they kicked in all the bathroom walls on the first and second floor to get at every little bit of copper that they could. They even got back behind the bathtub and shower and pulled the mixing valves out!!!

This flip is a mess!!

What I did like about this property was the floorplan. The kitchen, dining area and living room are all open to each other. The living room has the cathedral ceilings with those nice beams. All four of the bedrooms are large and there is a full bath on each floor. A really nice layout for a Cape.

One more look at our beautiful Kitchen

 

This is a 4 bedroom 2 full bath Cape with around 1,500 square feet and a finished basement. It was built in 1989, so for New England, it’s a fairly new home.

Fayette Rehab – Completed Tornado House Flip

So here it is …. another installment of our Completed Rehab Series. This one is coming to you on location at 30 Fayette St in Springfield MA.

This little gem took a serious beating from the Tornado that rolled through Springfield last June.

Hampden Homebuyers did a complete overhaul of this home which included a new roof structure, new exterior sheathing and siding, new windows, new subfloors, new bamboo hardwood flooring, new kitchen, updated bathroom, new plumbing, new electric, new water heater, new garage door, new chimney, all new insulation and sheetrock and quite a few other things to boot.

Now here is a look at the completed project. We really opened up the space similar to our Ellendale Circle rehab. We ran Bamboo hardwood floors throughout the kitchen, dining and living room areas. We used cherry cabinets with Uba Tuba granite counters and a sleek stainless steel appliance package.

New Fire Damaged House Flip

We are working on a new fire damaged property.

This is a 3 bedroom 1 and a half bath colonial located in Springfield.

The fire started in the first floor stairway and traveled up to the second floor. The majority of the damage was done by the smoke, the actual fire damage is pretty limited. The good thing is the fire didn’t spread up through the roof or burn through the exterior of the home.

We are taking this house with all the contents so the next step is going to be the clean out.

Once we get it cleared of all the junk we’ll figure out what we’re gonna do with it.  We’ve got quite a few rehabs going on right now and some new purchases lined up so this may turn into a wholesale deal.

House Flip Story – New Springfield Tornado Damaged House

We’ve bought another Tornado damaged house in Springfield. This one is a nice little ranch that took a beating from the tornadoes heavy winds.

The storm ripped the front of the roof clean off and knocked out some windows as well as ripping off some siding.

The roof was tarped but it was still leaking pretty bad so there is a good amount of water damage to the living room and two bedrooms.

We plan to gut out the kitchen and all the water damaged sheetrock and floors. On the exterior we’ll reframe and resupport all the walls and the new roof, install new windows, and do new siding.

The sellers of this house actually found us right here on our blog. They did a google search for “selling springfield tornado house” and my previous post about our other tornado house came up. Pretty Cool!

Whats the Best Day to Sell Your House??

I came across this interesting article on www.Redfin.com.

 

If you’re like us and you put a lot of properties on the market, you have probably given this some thought. What is the best day to list your home???

 

Dominic and I are always going back and forth on this. We usually try to put our properties on the market as new on either a Wednesday or Thursday….. this way all the buyers will get it in their email updates and will be able to look at the house over the weekend. We were pretty close but according to this Redfin study it looks like Friday is the best day to list your house.

What day of the week should I list my home?

With home sales in the gutter, anyone thinking of selling a home today can use all the help they can get, starting with what day of the week to debut.

Serious sellers know that it is important to make repairs, stage well, and showcase their home online with professional photos, but there isn’t a consensus about which day of the week you should list your home for the best results. This is evidenced by the fact that new listings on the market are spread pretty evenly between Monday and Friday, with each day getting between seventeen and nineteen percent of the total share of listings (Saturday and Sunday are much lower at five to seven percent).

Since you only get one chance to make a first impression with your listing, we decided to dig into our data to find out whether putting your home on the market on a certain day of the week is correlated with sales success. We pulled the data on over a million listings spread throughout the nation over the last twenty-one months, and here’s what we found:

  • Homes listed on Sunday get marginally more online views.
  • Homes listed on Friday are toured 19% more.
  • Homes listed on Friday or Thursday sell for slightly closer to original list price.
  • Homes listed on Friday are 12% more likely to sell in 90 days.
For the best chance of selling your home, list it on a Friday.

The difference in views and sale-to-list ratios were not very dramatic across the week, but in the tours and sales categories, Friday was the clear winner. For the most tours and the best chance of selling your home, list it on a Friday. If you are the kind of seller that is more interested in online views than actually selling your home for a good price, listing on Sunday is a great plan. But since we’re pretty sure that kind of seller doesn’t exist, we’re confident in recommending Friday as the seller’s best day to list their home.

So why would Friday be such a great day to put your home on the market? Our theory is that since home buyers tend to tour homes on the weekends (Saturday and Sunday have 2.5x as many tours per day than Monday to Friday), homes listed on Fridays are the freshest in buyers’ minds when they’re making their weekend plans. It also seems likely that many home buyers sort their weekend “must see” lists by date listed, going to see the freshest homes first so they have the best chance of getting in on a potential good deal before other buyers. These factors put homes listed on Friday in front of more touring buyers on the weekend (which our touring data bears out). More tours leads to more offers, and more offers leads to a better price and a better chance of selling.

That’s our theory, now let’s hear yours! Also, for your viewing enjoyment, we have compiled our findings into the convenient chart form below. Note that while the sales data is based on all listings, the data on views is based only on views at Redfin.com, and the touring data is based only on homes that our agents took our customers out to see.

We closed on two new properties yesterday, a short sale and another tornado damaged house.

Dorothy Ave Sold, Fullerton St Interior Update

We sold our 35 Dorothy Ave rehab on Monday. This was a short sale that we purchased back at the end of April/early May. The rehab was pretty easy and took just under 30 days. We put the house on the market in June and got an offer in 1 day! The biggest challenge we had with this deal was in working with the new buyers lender. They wouldn’t waive the 90 day FHA seasoning requirements so we had to wait the 90 days to sign the P&S and to be able to close. This cost us a little bit of time but it wasn’t too bad.

All in all this was a really smooth deal, even the short sale negotiations to purchase the house went real quick.

Now onto an interior update for 64 Fullerton St.

In my last post I showed you how the house looked inside after we had gutted it out. Well I took some more recent photos of the interior as we are starting the finish work there. All the sheetrock is up, everything is painted, and we are starting down the home stretch.
