37 Mansfield St – Final Pictures

37 Mansfield Before

The renovation work is totally complete at 37 Mansfield St. The property came out awesome and we found a buyer without even having to put it on the MLS. This property had alot going against it; it was condemned, it was fire damaged, the porches were falling down, and it had some serious structural problems… but we fixed all that and turned it into a real gem!! With over 3,700 square feet, 10+ bedrooms and 3 full bathrooms this was by far the biggest property that we have rehabbed. We started renovation of the home in June and work was completed at the end of September. We ended up converting this property from a three family to a two family. This was a total gut down to the studs; we did new electric, plumbing, heating systems, roof, siding, windows, kitchens, baths, sheetrock, etc…..

You can see more of the before pictures here and some video here.

Heres a look at the finished product:

I was amazed out how nice the hardwoods came out. When we first started work I didn’t think we were going to be able to save any of the floors but our hardwood refinisher was able to work some real magic on those old floors!!

So have another look at the before pictures here and let me know what you think….

We installed a corner shower unit in the second floor bath where the old tub use to be. These are nice as they save space but still provide plenty of room to bathe in.

Next step is to stage the home and get it ready to show!

Deal Updates

A quick update on where some of our projects stand;

102_5595

39 Brooks St, Springfield:We put Brooks St on the market for $133,900 and accepted an offer in early August. The home inspection was done two weeks ago and went very well. The appraisal was done on Friday and the buyer has received their loan commitment contingent upon appraisal review. Closing should be early to mid September.

17 Bessemer St, Springfield:  Bessemer St went under agreement very fast. We put the property on the market on Friday 8/15 and by the end of the open house on Saturday 8/16 we had multiple offers. The home inspection was performed last week, with the appraisal scheduled for this week…. closing should be the end of September. This home came out really nice and will probably be our best project to date.

71 Hartford Terrace Springfield:  Hartford Terrace initially went under agreement back in June. After our first buyers hit some delays in getting their financing we put the home back on the market in late July at our initial asking price of $189,900. We had four showings the first day back on the market and received multiple full price offers. The home inspection and appraisal are complete and we are just waiting to close at the end of September.

Work is still under way at Mansfield St, Plumtree and Glenwood.

September is going to be another busy month so stay tuned…….

39 Brooks St, Springfield MA

We have the home on Brooks St on the market. We repaired some water damage spots, put gutters on the house, did some landscaping and a few other odds and ends. Once the work was done we cleaned it and staged it. This home was rehabbed by the previous owner so it is a nice change from the full gut rehabs we have been doing lately.  Here are some photos:

Not as drastic a change as Bessemer or Hartford Terrace , but the improvements will help it show alot better.

Bessemer–Finishing Up

Work is almost complete at Bessemer St. We have started showing the property and have received very positive feedback… we actually may be getting two offers before the house even officially goes on the market.

The transformation of this property has been amazing and the finished product is looking great. Have a look at the house now:

This one is turning out as nice as Hartford Terrace. Once it is completely finished and staged we should have buyers fighting over it.  We’ll be putting Bessemer and Brooks St on the market over the next week. I hope all the buyers aren’t on summer vacation and we can move both of these quickly.

Playing in the Dirt

We spent the afternoon doing landscaping over at Brooks St. I generally don’t do too much work at our properties myself, I leave that for the real contractors, however I do enjoy doing the landscaping from time to time. I don’t go to overboard, I usually will just plant some shrubs, evergreens and an ornamental grass or two. My favorites are boxwoods, azaleas, spirea, rhododendron, and Alberta spruces. I like to throw in some ornamental grasses for color and dimension. Because I use mainly evergreens I use the red mulch to add some more color as well. The main goal is to make it look fresh, clean and not too cluttered. If I can, I will try to save the mature landscaping already located around the property, but most of the time everything is so overgrown and unkempt it is best to take it all out and start fresh.

Heres what we did at Brooks St today:

We didn’t do too much, but it definitely helps the overall curb appeal of the house. We landscaped that whole front bed for less than $200, and most of that cost went to the three tall Arborvitaes, which cost $30 apiece.  The arborvitaes are a great foundation plant, especially in this situation as they block that ugly front wall pretty good.

Bessemer Week 7…. and other updates

We received an offer on Hartford Terrace after only four days on the market…. negotiations are underway so I’ll let you know what happens!

Bessemer St is moving right along and we should be finishing up the rehab over the next week or so. Have a look at the progress after week 7:
