A quick update on where some of our projects stand;

39 Brooks St, Springfield:We put Brooks St on the market for $133,900 and accepted an offer in early August. The home inspection was done two weeks ago and went very well. The appraisal was done on Friday and the buyer has received their loan commitment contingent upon appraisal review. Closing should be early to mid September.

17 Bessemer St, Springfield:  Bessemer St went under agreement very fast. We put the property on the market on Friday 8/15 and by the end of the open house on Saturday 8/16 we had multiple offers. The home inspection was performed last week, with the appraisal scheduled for this week…. closing should be the end of September. This home came out really nice and will probably be our best project to date.

71 Hartford Terrace Springfield:  Hartford Terrace initially went under agreement back in June. After our first buyers hit some delays in getting their financing we put the home back on the market in late July at our initial asking price of $189,900. We had four showings the first day back on the market and received multiple full price offers. The home inspection and appraisal are complete and we are just waiting to close at the end of September. 

 

 

Work is still under way at Mansfield St, Plumtree and Glenwood.   

September is going to be another busy month so stay tuned…….

Video Update at the Fire Damaged Multi Family

Heres a video update from the fire damaged multi family that we are working on.  The outside is almost complete, inside all the rough is in so we are just waiting on inspections. Once inspections are complete we will begin insulating and than sheetrock. 

We’ve got a couple more rehabs under contract that we will be closing on in the coming weeks so be ready for some more great updates!!

Bessemer Week 7…. and other updates

We received an offer on Hartford Terrace after only four days on the market…. negotiations are underway so I’ll let you know what happens!

Bessemer St is moving right along and we should be finishing up the rehab over the next week or so. Have a look at the progress after week 7:

Hartford Terrace, finished and staged

Here are some photos of the Hartford Terrace house all completed and staged. We generally do some light staging of the kitchen, bathrooms and any other points of interest within the home (I love fireplace mantles). The house came out pretty freakin sweet!!!! Check out the photos:

Alright, don’t those photos make you just want to buy this house!!! It is gorgeous and in an awesome location; on a terraced street across from a school and a park. I’ll get some before and afters up so you can see the transformation we made to this property.

Heres a look at the house on Hartford Terrace with the floors refinished, nice and shiny!!  They look much nicer than they did before.

Busy Day

Today was a busy day for us.

       I started off the morning by going over to our rehab on Hartford Terrace. Our contractor is just finishing up and he was looking for a final punch list. The Hartford Terrace house is a large 4 bed 1.5 bath colonial that is just over 2,200 square feet. We picked this house up via a short sale. Here are some of the photos I took today.

 Here is the view looking into the kitchen from the dining room. We opened this wall up and added the breakfast bar.

This is the main living room. It is very large and open. This house has alot of great wood work.

This is the full bath located on the second floor. This was a complete gut. We added new tub, tile, vanity, lighting and shower panel.

 Here is a close up of the Shower Panel. It is a big hit with buyers (especially the women). It is european stlyle complete with rain shower head and body sprays. It looks very “space age”.

 

 

 

The hardwood floors will be refinished at this house on Friday, then it is ready to be cleaned, staged and put on the market!!  I will post some before and after photos when I get a chance.
We are still waiting to close on the Fire Damage Cape. There is a lien on the house that the sellers attorney has yet to clear up.  In the mean time we met one of our plumbers over there today to do a walk through and get his numbers. I will be lining up a whole slew of contractors to take through there over the next couple days, a few of which came from my Craigslist search I posted about yesterday. So far I’ve heard back from four of them… two seem very promising.
We had lunch at the new Golden Corral that just opened up in Springfield… the food is real good. I ate way too much, it’s 11:00 oclock at night and I’m still stuffed from lunch!!!
After lunch it was off to a small REIA Group that meets in Southwick. It was a pretty good turnout and I got a chance to do some good networking.
Now it’s about midnight and I’ve got to get ready for bed…
