New Construction Rehab – 9 Juliette St Chicopee

We’ve finished the renovation work at our almost new construction house on Juliette St in Chicopee. This was a pretty easy job as the house is probably less than 2 years old.

The builder didn’t finish quite a few things and overall the quality of the finish work was pretty poor, so we went in and did some “redecorating”. We painted the whole interior, installed granite in the kitchen and added really high end Samsung stainless steel appliances, finished the 2 bathrooms, re-tiled some floors, added new hardwoods throughout the house, patched some walls, repoured some concrete, and landscaped the property.

We staged the house and put it on the market.

82 Lasalle St, East Longmeadow…. Finished and Staged

We finished up the work at 82 Lasalle St last week and we staged it over the weekend. It came out great!! I thought we had it pre-sold but that my not work out so we will be putting it on the market this week. In the kitchen we did granite counters and a real nice appliance package that includes a top of the line Bosch Fridge…. its gorgeous.

We’re still going strong churning through our pipeline of rehabs and working hard on the acquisition front. We got two new short sales approved over the last two weeks so I’m gonna have to make some posts on those.

We’re still waiting for the property on Mansfield St to close. We initially got held up on this one because we couldn’t get the building inspector to issue our certificate of occupancy as he was away on vacation…. that added an extra week and a half to our closing schedule, and now that we’re ready our buyer is not. The lender now has to reverify employment and what not now that we are in a new month… and it is dragging on.

82 Lasalle St Update

Our project on Lasalle St in East Longmeadow is almost done. All thats left to do is the tile backsplash in the kitchen and bringing in the appliances. We are going with all stainless steel appliances in this house and we scored a really sweet deal on a high end Bosch fridge.

This was a pretty easy job for us and I think we may already have a buyer for the house. You can see the before pictures here.

I hope everyone is having a great New Year and you guys are closing some deals. This week we should be selling the property on Mansfield St and purchasing a new short sale that we got approved before Christmas.  Also we’ve got two meetings with a couple new private investors… should be a good week!!

Giving Thanks for Easy Rehabs

Happy Thanksgiving everyone.

I spent the last week visiting family in South Carolina for the holiday…. but I’m back home now and it’s time to get back to work.

All rehabs are moving forward nicely. I think we have 7 houses under renovation right now so we are crazy busy! We actually put another rehab under contract the day I left for South Carolina and we will be closing on it either this Friday or next week on Mon or Tues. I’ll give you the details of that property once we close on it.

Fortunately not all our ongoing projects are full guts like Gifford St and Columbus Ave . We bought a light cosmetic rehab about two weeks ago, located at 82 Lasalle St in East Longmeadow, MA,  and we began construction on it Monday. This house is in the best condition by far out of all the properties we’ve bought. The sellers were downsizing and had already found their retirement home. They didn’t want to deal with the hassles of listing the property with a realtor and they didn’t want to face the prospects of missing out on their retirement home dealing with the delays associated with working with traditional buyers. The seller found our company website over the internet and said we are exactly what he is looking for. We took a look at the house, negotiated a fair deal, and closed on it in two weeks.

The house is already sided and has a new roof on it. We are going to do some upgrades to the kitchen and bathroom, paint all the walls, refinish the hardwoods, install new windows, upgrade the electrical panel and do some other misc. upgrades. This should be an easy two week job and we’ll have it back on the market. Here are some pictures of the house:

So thats it… the furnace is good, the water heater is good, the sellers already sided it and put a new roof on it.  We’ll modernize it and bring it up to todays standards than we’ll unleash it to the market.

We installed a corner shower unit in the second floor bath where the old tub use to be. These are nice as they save space but still provide plenty of room to bathe in.

Next step is to stage the home and get it ready to show!

Plumtree is Moving Along

The outside of Plumtree Rd is complete and we should be finishing up the inside soon. Here’s how it looked on Tuesday before we finished up the landscaping;

I think it’s a pretty good transformation from where we were 10 days ago.

It looks alot like Bessemer St except we used green shutters. My first choice is a burgundy raised panel shutter, but this house had green trim on all the windows so we went with a green shutter to match the trim. We also added the white picket fence to the front of the property. I think the fence looks pretty sharp…. we’ve had this in the scopes of work on a few other houses but for some reason it always gets cut out last minute. 

Let me know what you think of the white picket fence. I’d like to use it on some other projects and am looking for some feedback!!

"Plumtree Road" New Project Underway

We just started renovations on our newest project on Plumtree Rd in Springfield. This is a great location in a neighborhood known as East Forest Park, just around the corner from our house on Hartford Terrace. This is an easy project compared to most of our other rehabs…. no fire damage, no leaking roofs, no full gut…. just a light rehab that will take less than two weeks. I guess this is one of those light cosmetic jobs I have been looking for.

We have been working on buying this property for over a year. I first spoke with the owner in February of 2008. The owner lived in Arizona and flew up to show me the house. We were pretty close to making a deal with her at that time… then she found out she may be transferred back up to Springfield for work and she decided to hold onto the house. Thanks to Dominics persistent follow up we were the first ones on her mind when she realized she would not be coming back to Springfield and she needed to get rid of the house!!

It’s a nice Cape with a huge backyard, similiar to our house on Bessemer St. This house has 3 bedrooms and 2 full baths. We will be painting the outside, updating the second floor bath, putting on a roof, doing some sheetrock repairs, refinishing the hardwoods, repairing some water damage from a leaking pipe, and painting everything.    Heres some more photos:

You’ll notice that the kitchen ceiling is laying on the kitchen floor in the above pictures. There was a steady leak from the upstairs bathroom sink supply line that caved in the kitchen ceiling.

The good thing is this house already had a brand new high efficiency furnace and tankless water heater installed, those are big ticket items that we don’t have to address.

We don’t have a huge budget on this one so it’s not going to be as decked out as Bessemer, but it will still look real sharp when we’re done!

39 Brooks St, Springfield MA

We have the home on Brooks St on the market. We repaired some water damage spots, put gutters on the house, did some landscaping and a few other odds and ends. Once the work was done we cleaned it and staged it. This home was rehabbed by the previous owner so it is a nice change from the full gut rehabs we have been doing lately.  Here are some photos:
