New Construction Rehab – 9 Juliette St Chicopee

We’ve finished the renovation work at our almost new construction house on Juliette St in Chicopee. This was a pretty easy job as the house is probably less than 2 years old.

The builder didn’t finish quite a few things and overall the quality of the finish work was pretty poor, so we went in and did some “redecorating”. We painted the whole interior, installed granite in the kitchen and added really high end Samsung stainless steel appliances, finished the 2 bathrooms, re-tiled some floors, added new hardwoods throughout the house, patched some walls, repoured some concrete, and landscaped the property.

We staged the house and put it on the market.

Short Sale Rehab Complete and Under Agreement – House Flip Update

Time for an update of our rehab at 35 Dorothy Ave in Chicopee.

We purchased this property as a short sale. This was definitely one of our quicker short sale negotiations, and we hit very few snags during the closing process, which was great because that is usually not the case with short sales. 

The rehab of the property also went very smooth. The major improvement we made was converting the home from a two bedroom to a three bedroom. We did this by converting the old dining room into the third bedroom. We created space for an eat in kitchen by eliminating some excess cabinets along the rear wall of the kitchen and by opening up the wall between the kitchen and living room to create a more open space.

We put the home on the market last weekend and accepted an offer within 1 day!!! This was a very encouraging sign to us becase even with the first time buyer tax credit gone we are still moving our finished rehabs quickly.

This kitchen really came out awesome!! We added granite counter tops and a top of the line Samsung stainless steel appliance package. As usual we did 18×18 tiles on the kitchen floor, but this time we laid them in a staggered pattern. The staging adds the finishing touch to make this great kitchen shine.

We found some really nice hardwood floors under that nasty old shag carpet. A little sanding and some poly and these babies shine!!!

The bathroom received a complete makeover. We added all new fixtures, tiled the floor and did our signature tiled tub surround with glass tile inlay. The staging brings some more color into the bathroom and gives it the finishing touches.

The bedrooms were pretty straight forward…. some paint, redo the hardwoods, add add some new doors.

 The finished basement came out really sweet and is a great selling feature. The nice thing about this house is it has two wood burning stoves, one in the basement and one in the living room. Those two stoves alone could probably heat the house throughout the winter.

So there it is….. 1 day on the market even with the tax credit being gone.

We are dealing with the whole 90 day seasoning mumbo jumbo, as the buyers lender doesn’t want to embrace FHA’s new policies doing away with the 90 day rule, but it’s not gonna affect our closing timeline too much.  

Well thats it for tonight. I’ve got 7-8 more properties that we are working on that I haven’t even mentioned yet, so I’ve got some catching up to do!!!!!

209 Gifford St, SOLD … House Flip Recap

We officially sold our rehab at 209 Gifford St on Friday. It turned out to be a very good deal for us.

We purchased this house right off the MLS. I used to be of the school of thought that there are no deals on the MLS… that if the house was a good deal the agent would buy it themselves, or they have pocket buyers that they send their good deals to. But that’s just not the case.

This property hit the market and we had our offer in within a day. There were multiple offers on the house and it went to highest and best. I think we were the second highest offer, but we were cash, the other higher offer was financed. If you remember what this house looked like you’ll know there was no bank that would touch this property. So we ended up not being the highest… but we were the best!!!!

This was a major rehab that consisted of gutting the whole interior, ripping off the second floor and rebuilding it with a full dormer.

Once the rehab was complete we sold the property to one of our own buyers, for full price, which saved us over $9,000 on commissions.

1892 Parker St -Executive Ranch Rehab Complete- House For Sale

The renovations are now complete on 1892 Parker St, Springfield.

This is an executive ranch that has 5 bedrooms, 2 1/2 baths and just under 2,000 sq. ft. of living space on the first floor. Add in the finished basement and this house is pushing 3,000 sq. ft. Another nice feature of this house is the large yard. There is about a half acre, which is very big for the city.

We did a full renovation on this house including a new roof, new windows, new electric, new kitchen with granite counters and top of the line stainless steel appliances, 3 new bathrooms, new flooring, new paint, and alot of other stuff…… 

It really came out top notch!!

Yet another completed Rehab… 104 Columbus Ave Holyoke, MA – Finished and Staged

Here is another amazing home we finished and just brought to the market.

This property is located at 104 Columbus Avein Holyoke MA. We did a full gut renovation of this property, bringing it down to the studs. We rearranged the floorplan to give it a great open feel. We enlarged the kitchen and the first floor bath. We also finished the second floor into a master suite complete with it’s own full bath.

The major problem we had to deal with on this house was some structural issues caused by 4 layers of shingles on the roof. With all that weight on the roof it was crushing the house. So the roof was stripped and there’s only 1 layer on there now. We also had to build new foundation walls to give the house a solid structure to sit on. Our contractor jacked the house up, rebuilt the foundation, and resupported the band joist and floor joists. Now the house is as strong as an Ox!!!

Wow!!!! This one looks incredible. With the second floor finished we have 4 bedrooms and 2 Full baths. This house has new electric, new plumbing, new insulation, new sheetrock, new kitchen, 2 new baths, fresh paint on the inside and outside, new flooring, and two newly built foundation walls.

House Flipping Update – 209 Gifford St Springfield

Work is now complete at 209 Gifford St and it will be going on the market.

This project went pretty smooth without any major problems. Our biggest challenge came in dealing with the water department over the main water line. See, the main water line was damaged inside the house during our initial demo and the city had to turn the water off at the street. Our plumber repaired the line but the water department said they wouldn’t turn our water back on because they didn’t allow soldered repairs to the main line, and they wanted us to pay to run a whole new line from the street. After much arguing they agreed to come out to the house and do a pressure test. The test failed, but it wasn’t because of our soldered repair, turns out the line was also broken somewhere underground between the street and the house. So the water department had to dig up the street and our yard to run a new line into the house, and we ended up having to pay for a new line anyways.

So, this house now even has a brand new main water line all the way to the street to go along with everything else that is brand new!!!

This one was another full gut rehab for us. We ripped off the whole roof and second story, then we rebuilt the whole thing and added a full dormer off the back. The house came out awesome and we should get a quick sale.

House Flip Update – 70 Glenwood St Sold

We put 70 Glenwood St on the market just over two weeks ago and it is already sold!!! We were able to get this done so quickly because we found that ever so elusive retail cash buyer. 

We met our buyer over at Glenwood St on Thurs. April 1st and she immediately fell on love with the house. She informed us that she had the cash available to purchase the house and she could close in a week. Well, that was music to our ears and we made it happen. After negotiating the price a little, title was ordered, inspections were done, and we officially closed one week later. Another bonus is she was not working with an agent so we saved a few bucks on that end as well.

42 Wexford St – Finished and Staged, plus changes coming to the Blog….

So it’s been just about a year since I set this blog up (April 6th was my first post) and I could never have imagined just how many deals we’d be doing, and how much this blog would grow. To be honest, I had no clue what I was doing when I set this up…. I just used your basic WordPress hosted site and started writing and posting pictures of our various deals. Well, here it is one year later, we’ve built a Flipping Machine, and now I’m looking to build a little nicer website, but there are some serious limitations to using a basic WordPress hosted site…. so the plan is to move the blog over to private hosting and set up a more customized site that offers a richer experience. Right now it’s all a work in progress, but I will let you know when it is complete. (I know your waiting on the edge of your seat!!!!)

OK, back to why you came here; Flipping Houses.

The spring market is here and there are alot of buyers out trying to beat the deadline for the tax credit. So far we’ve put 143 Lloyd Ave and 70 Glenwood St on the market, both are now under agreement with home inspections scheduled for this weekend.

Next up to hit the market is 42 Wexford St. I posted some pics of this house a few weeks back as we were winding down. Now I have all the final pictures of the home finished and staged (you can see the before pictures HERE). Have a look;

New Driveway and 2 Car Garage

On the exterior we added a new roof, installed new windows, painted all the trim, added new shutters, repointed the chimney, added a new driveway, and installed two new garage doors with automatic overhead openers. We also pulled out 7 overgrown shrubs that were blocking the front of the house. The roof on this house was very expensive and kind of caught us by surprise. It has a very steep pitch and because of all the various dormers there were a lot of cuts that needed to be made. Also the roof had two layers of shingles over the original cedar shakes, so all that had to be ripped off and we had to lay new plywood.

On the interior we did a full gut of the kitchen, added the archway and breakfast bar between the kitchen and dining room, opened the wall between the kitchen and living room, redid both bathrooms, added tile to the kitchen and bathroom floors, refinished all the hardwoods, did some new sheetrock, painted everything, did some new electric including a new 200 amp panel, added all new plumbing, and installed a new boiler.

 

So thats it for Wexford… another successful project. It’s live on the MLS now and with the nice weather we are suppose to have this weekend hopefully we’ll have some traffic and a couple offers to follow!!!
