We closed on two new properties yesterday, a short sale and another tornado damaged house.

Renovated Springfield Home For Sale – 32 Garcia St

We finished up a new renovation project and it is ready to go up for sale.

The property is a 3 bedroom ranch with a huge 2 car garage, large yard and finished basement. It has a full bath, half bath and just under 1,100 square feet.

We did new roof, siding, windows…. new electric, new kitchen, new bathrooms…. plus all our usual top notch upgrades; granite counters, stainless steel appliances, shower panel with body jets, cherry stained hardwood floors, etc.

All that’s left is to get the yard cleaned up and take some fresh new photos of the exterior. Those will come when it stops raining and the sun comes out again

Bruce St Renovation, Final Staged Pictures

Well, I have been slacking a little bit with the blog posts lately and I realized I never put up any pictures of our Bruce St rehab finished.

This was a major project that involved tearing off and raising the whole roof, redoing the foundation wall and gutting and renovating the interior.

We did new siding, new windows, new plumbing, new electric, new heating system, new central A/C, new kitchen, new baths, reworked the floorplan, etc………

Buying and Selling – Springfield Tornado Damaged House

So, about a month back I wrote about the tornado damaged house in Springfield we are buying. This is a 4 bedroom 1 bath cape house located in a great Springfield neighborhood off Island Pond Rd.

The home sustained significant tornado damage…. mainly the huge oak tree in the backyard came crashing down on the right side of the house, going right through the roof and damaging the second and first floors of the house. The left side of the home where the kitchen and living room are remained untouched.

This particular neighborhood really took a direct hit from the tornado, with several of the neighboring properties having to be torn down. The good thing is everyone is rebuilding now. The houses that were torn down now have new foundations in the ground and brand new construction is being put up.

We are still actively looking to buy tornado damaged houses in Springfield, Wilbraham, West Springfield and surrounding towns.

There’s a look at the latest tornado damaged house that we bought in Springfield…. ain’t she a beauty!!

Our original plan was to rehab the house by adding a full dormer off the back side of the roof, add a full bath and sell it. Then we decided to do a lighter rehab, keep it four bedrooms and rent it to college students from the nearby Western New England College or Springfield college.

We wanted to rent it to give some time for the neighborhood to get all fixed up before we turned around and retailed it.

Now our plans may have changed again….. we’ll see……

Our Chicopee short sale rehab is complete and on the market.

 

This is a 4 bedroom 1.5 bath cape with 1,344 square feet located at 36 Gill St. We cleaned this home right up and did some nice improvements.

Chicopee Short Sale Wrapping Up

We are finishing up the short sale rehab that we started a few weeks back. It is a pretty light rehab but we’ve been bouncing our guys back and forth between a few different jobs, so it’s taken a little longer.

We pulled up all the nasty, smelly carpets in the house and found some real nice hardwoods that ran throughout all the main living rooms.

We made a lot of cosmetic upgrades and improvements, but we left the kitchen and bathrooms as-is for the most part.

Our plan is to blow it out below market value to some lucky first time homebuyer who won’t mind that the kitchen and baths are not totally updated like we usually do.

All the trim throughout the house had a natural wood finish with a coat of polyurethane…. it was in real good condition so we just kept it. I always prefer the nice bright white trim, but in this case the work needed to sand and paint the trim wasn’t worth it.

Our next step is to get the house cleaned and staged.

We’ll pay extra special attention to staging the kitchen and bathrooms real nice, since we didn’t do our normal “full” rehab on these rooms.

I think it’s gonna look great once staged….

New Short Sale Deal – Chicopee

Here is the new short sale property that we picked up in Chicopee.

This is a 4 bedroom 1.5 bath cape with around 1,400 square feet. It’s located in a great neighborhood in Chicopee filled with similar starter homes.

It’s actually in pretty good shape and we plan on doing just a light cosmetic rehab; a quick fluff and buff. The exterior will be powerwashed, we’ll remove the ugly awnings and clean up the yard and landscaping.

Inside we’ll remove all the carpeting and shine up the hardwoods. We’ll patch and paint all the walls and ceilings, add new light fixtures,new ceiling fans, new switch plates and outlet covers.

We’re going to keep the existing cabinets and vanities, we’ll just dress them up with a little brushed nickel hardware.

Once all this work is complete…. it should only take a few days…. we’ll blow it out at a nice below market price to move it fast

There it is… the classic New England Cape.

It already has the dormer off the back which is great. It makes the second floor so much more functional. We’ve got big bedrooms and a full bath on the second level.

In other news, we closed on our first tornado damaged house in Springfield.

A really big tree came down on the whole right hand side of this tornado damaged home and took out the roof and most of the second floor of the house. I guess this is why they tell you to get in the basement when there are tornado warnings. Fortunately the house was vacant when the tree came through the roof.

We are working on buying a couple other tornado damaged houses in Springfield and Wilbraham.  The tornado damaged houses should be some pretty interesting projects so I’ll keep you updated on these.

Buying Houses, Selling Houses, and Quick Flips

Well it’s been another busy summer and a rather eventful past few weeks.

We closed on our last purchase in July. This is a short sale deal that doesn’t need too much work. It’s a nice 4 bedroom 2 bath Cape in need of mainly cosmetics. We were able to get it at a real good price because the people living there were very dirty. They had junk all over the floors, dirty dishes and empty food containers all over the kitchen, trash bags spread throughout the house and the house stunk pretty bad. I was pleased to find out that they didn’t pick anything up when it came time for the appraisal, so the house showed really poorly thus helping us get the discount we needed.

After we closed on the short sale house we didn’t have anything new set up in the pipeline. Every once in awhile we hit a little dry spell when we don’t have any deals lined up…… it’s very rare but it seems to happen like once a year…. don’t get me wrong, we are still working on several rehabs, and have a bunch of finished deals and wholesales lined up to sell, but we didn’t have any new purchases set up.

So I cranked up the marketing and sent my vibe out to the world that I was looking for deals…. kind of like in The Secret; you know, the law of attraction and all that metaphysical stuff.

Next thing I know, 2 weeks later, we are working on 5 new purchases….. and I still have a handful of leads to follow up on that could be deals too!!!

So now Dominic is busy working on the paperwork for all these new properties as well as getting the funds together.

Meanwhile, on the other end of the spectrum, we are selling quite a few properties as well.

One that closed Friday was a nice wholesale deal. Now usually wholesales are suppose to be turned real quick for some fast cash…. not the case on this particular one. We picked this deal up as part of a “cherry pick” of a bulk REO package. It was a multi family property with some slight fire damage. It had been vacant for quite some time and the looters got in there and stole all the plumbing and heating systems. Our deal with the bank on this one was that we had to front the whole purchase price while they processed the foreclosure deed, this was back in December. We were told it should take 30-60 days for the deed to be processed, but could take as long as 180 days….. No problem we originally thought, that will give us plenty of time to sell it.

Well we found a buyer willing to pay full price in less than 30 days using my Craigslist posting methods …. unfortunately the bank was a little off with their 30-60 day time frame.  I guess with all the robo-signing nonsense and lawsuits going on the banks are being even slower in processing all their paperwork and getting the deeds out.

So after about 7 months we finally got word that the foreclosure deed was in. Our buyer stuck around the whole time because he knew he was getting a great deal. We closed last Friday and finally put an end to our “quick” flip!

I’ll get some pictures up of some of these latest deals, as well as our current rehabs, as we go along.
