Fayette Rehab – Completed Tornado House Flip

So here it is …. another installment of our Completed Rehab Series. This one is coming to you on location at 30 Fayette St in Springfield MA.

This little gem took a serious beating from the Tornado that rolled through Springfield last June.

Here is what it looked like:

Hampden Homebuyers did a complete overhaul of this home which included a new roof structure, new exterior sheathing and siding, new windows, new subfloors, new bamboo hardwood flooring, new kitchen, updated bathroom, new plumbing, new electric, new water heater, new garage door, new chimney, all new insulation and sheetrock and quite a few other things to boot.

Now here is a look at the completed project. We really opened up the space similar to our Ellendale Circle rehab. We ran Bamboo hardwood floors throughout the kitchen, dining and living room areas. We used cherry cabinets with Uba Tuba granite counters and a sleek stainless steel appliance package.

A Look at our Finished White Birch Rehab – Leicster House Flip

Well we are putting the finishing touches on our White Birch rehab project. The last item that needs to be addressed is installing the new septic system.

This property is an over-sized ranch that was in need of a complete rehab. We gutted out the majority of the interior and did all new electric, new plumbing, new heating, new roof, new windows, new siding, etc….. We turned a functionless living room into a gorgeous master suite. The kitchen was completely renovated and several walls were removed to open up the floor plan.

The home has a big Great Room addition off the back complete with a two car garage.

We went with a Cypress Green siding complete with black shutters and white trim package.

The home has a big ass deck off the great room. I call this the party deck….. it rocks!!

Damn, this room is Great…..hence the name “Great Room”. It’s got cathedral ceilings, twin ceiling fans, recessed lighting, french doors to the deck and is rigged up for a huge Flat Screen TV and surround sound.

The master bedroom has an “en Suite Bath”…… which is a fancy way of saying Master Bath.

Sunset Terrace Renovation Complete

Here is a look at our latest completed rehab project.

Sunset Terrace is a 4 bedroom 2 full bath ranch that needed a pretty thorough renovation. We did a new kitchen, new bathrooms, all new plumbing, a brand new state of the art tankless high efficiency boiler, new floors, some new electric, new retaining walls, new garage door, and a host of other improvements.

With the finished basement the home is about 1,650 sq. ft.

We used our new dark cabinets in this kitchen and it came out looking sweet!

New Boiler

We installed a tankless on-demand high efficiency boiler into this home. This boiler runs at 96.1% efficiency and does both the heat and hot water.

So there it is, another fantastic rehab complete. The home is finished and for sale now.

Greendale Project Complete

The renovation of our Greendale Ave property is complete.

We did some pretty significant improvements to this property including a new roof, new siding, new boiler, new kitchen, update the bath, new flooring, new lighting, adding closets to all the bedrooms, and even a new water line coming in from the street.

On the exterior we did our favorite tan siding with black raised panel shutters and a black front door. We did all new landscaping out front using red mulch to add a splash of color.

We did add all new gutters and downspouts to the home as well. It’s a pretty significant improvement over what we started with.

We used a darker cabinet in this home and it came out looking great. We’ve got these same cabinets going in a few other houses and the feedback I’ve gotten on them has been very positive.

As usual we did a real nice tile backsplash. We also used a lighter white granite to give some contrast to the dark cabinets.

The appliances are a GE package, full stainless and they are real nice.

So this project came out pretty sweet looking! I like the nice opening between the kitchen and living room.

In total this home now has 4 bedrooms and 1 full bath. It’s in a great neighborhood on a dead end street. We’ve got it on the market now and I’m thinking it should go fast!

New House Flip **** Greendale Renovation

Here is a look at our latest rehab project. I am calling this one our Greendale Renovation, I don’t know why but it seems like a fitting name.

This is a cute little starter cape that is 4 bedrooms and 1 full bath with around 1,000-1,100 square feet.

Surprisingly none of the four bedrooms had a closet, so we added closets to each of the bedrooms. We also are doing a new roof, new siding, new kitchen, new boiler, update the bathroom, redo all the flooring, fresh paint and a host of other improvements.

Nash Update – House Flip Complete

Our Nash St project in Springfield is complete and going on the market. The home was cleaned this weekend and the staging was just finished.

This is an awesome 3 bedroom 1.5 bath colonial built in 1998. With the finished basement it is about 2018 square feet.

New Rehab Project – Nash House Flip

We have a great new property that we are working on.

The Nash house is a newer colonial that needed our loving touch. The house was built in 1998 and suffered from some deferred maintenance and upkeep.

It has a great floor plan and is in need of mainly cosmetic upgrades. The home has 3 bedrooms with 1 full and 1 half bath. The living area is 1,418 sq. ft. but it also has a fully finished basement with several more rooms.

Our plans are to add all new flooring, update the kitchen with granite, tile, and stainless steel appliances, update the baths as well as paint everything. Outside we’ll freshen up the look of the house by adding some new shutters, a new door and upgrading the landscaping.

So this a relatively easy rehab compared to many of our other flips. Our rehab crew will be in and out of this one in short order and we’ll be putting up for sale quickly.

Ellendale Circle Complete – Staged Pics

The rehab of our Ellendale Circle property in Springfield is complete and it came out Awesome!

We took this awkward two bedroom ranch with a screwed up floorplan and turned it into an amazing four bedroom 2 full bath masterpiece. The home now has about 3,000 sq. ft. of living space with the fully finished basement.

We opened up the floorplan using a recessed LVL beam. Now the dining area, kitchen and living room seamlessly flow into one giant great room.

We ended up gutting out most of the interior and adding new electric, new plumbing, and a new heating system. The kitchen layout was changed and we added a large center island. The kitchen has granite counters, tile backsplash, stainless steel appliances, and cherry finish cabinets.

We ran new bamboo flooring throughout most of the first floor rooms and did a Berber carpet in the finished basement area.

The laundry was added to the first floor bathroom for convenience.
