White Birch House Flip Update

We are nearing the end of our White Birch house flip rehab project. It is coming along quite nicely!

The exterior is mainly complete with the new roof, siding and windows all done. We went with a green siding called “Cypress” complimented with some black shutters.

Inside we are finishing up the painting and tile work. All the trim is being installed and the cabinets are going in. Now it’s time for the finish work. This is the home stretch when the plumber, electrician and carpenters put all their final touches on everything and we get ready to “sell that house” !

Ellendale Rehab Update – House Flip

Here it is; another update from the trenches.

Our Ellendale rehab project is coming along swell. The kitchen and bathrooms are in and all the finish work is happening. The granite went in today and the finish plumbing should be happening on Wednesday. We are making the final push to get this buttoned up and on the market in short order.

We took full advantage of the huge basement in this home; finishing it off, adding another bedroom and another full bath.

We ran brand new bamboo flooring throughout the dining area, kitchen and into the living room. It looks real sweet.

So there you have it, we’ve taken this awkward 2 bedroom 1 bath ranch with lots of wasted square footage and converted it into an amazing 4 bedroom 2 full bath brick beauty!

Ellendale House Flip Project

I haven’t done too many deal updates here recently, and I can tell you that it’s not because we have no projects to work on… actually it’s just the opposite. Hampden Homebuyers has been on a bit of a tear since the new year buying and selling quite a few properties.

Over one three week period in February I think we put like 10-12 houses under contract to purchase. Couple that with the best Real Estate Investor Coaching that we are doing and it has been a busy time.

One project we are working on getting rehabbed is our Ellendale house. This is a really nice brick ranch with a hip roof. It is almost 1,700 square feet but only two bedrooms. Yes, it has a lot of wasted space.

Well we are going to change all that around. This is a full gut project. We are changing the floorplan quite a bit and adding two new bedrooms. When we’re done we’ll have a 4 bedroom 2 full bath home with a little under 2,000 square feet plus a fully finished basement.

Our demo guys beat me to the house and had it ripped apart before I could get some real before pictures, but these are close enough:

Business Updates and Coaching

Hello to everyone in our virtual world. This is Dominic Kirchner here to give you a quick update on what Hampden Homebuyers has been up too. Matt and I have been extremely busy this year buying up a bunch of houses. We are keeping the contractors working overtime so we can have a good splash in the Spring market.

We are fresh off the plane, back from Sunny San Diego. We were at a FortuneBuilders seminar. Matt and I are both coaches with this awesome organization. We were up on stage for a little while sharing some valuable advice with about 400 investors from all around the country. Here is a picture of us with Than Merrill up on stage.

We took the redeye back Sunday night at 10:45pm PST and arrived in Boston at 9:25am with a layover in-between. It looks like we brought the nice weather back with us!

We also do Coaching with select individuals like Ray Tower. If the deal looks good we will do a Joint Venture (JV) deal with people that we coach. This is a quick video of us with Ray talking about working together.

 

We filmed a few videos of our projects before leaving for California. Matt will be posting those videos in a couple days so be sure to check them out.

I do have one last video before I go. Our video guy, Tom Knight, was trying to get the wireless mic to work. He turned around to get new batteries for the mic. Check out what happened.

Springfield Tornado House Update

Work at the Springfield Tornado house on Fayette St is progressing along. Most of the exterior work is now done and things are moving along inside.

We ran into a little extra work that we weren’t expecting. We are going to have to replace a lot of the subfloors throughout the house and we ended up having to replace a good amount of sheathing on the exterior.

The new roof is on, all the windows are in and the siding is finished. Here’s a look at the house now:

We added a little bay window off the front to give it a little character. There is still just a nub for a chimney, so that’s going to need to be repaired still.

We are looking forward to getting this home finished up and on the market for the spring time.

New Fix and Flip – White Birch Leicester MA

We have started a new house flip in the beautiful town of Leicester (pronounced Lester) MA. This home is a big ass ranch that we bought as a short sale. It’s 3 bedrooms 1 bath right now, but we are going to be changing the layout a bit by adding a master suite complete with a nice new master bath.

The house is pretty big, I think it’s right around 2,000 square feet and it sits on 1.19 acres of land.

One of the bigger challenges with this house is that it has a large unpermitted addition built off the back that we have to fix and bring up to code. On top of that we’ll be gutting out most of the interior to open up the floor plan, doing new electric, new plumbing, new boiler, new roof, new siding, new windows, new kitchen, new baths, etc…….

As you can see there will be no shortage of work needed to this property.

The town of Leicester is located about 50 minutes east of Springfield, which is a bit outside our normal area, however this property was brought to us by another investor that had negotiated the short sale on it and was looking for a partner to help fund the deal and assist with the rehab. So we are partners on this deal.

Tonight on the Evening News – Hampden Homebuyers!!

We made it on the news again for our great work flipping houses here in Springfield.

Last time we were on the news it was for the work we were doing on our historic home on Bowdoin St. This time it is for the renovation work we are doing on some of the tornado damaged properties here in Springfield.

The story aired on CBS 3 last week.

This story came together pretty quick. CBS contacted us on Tuesday and we shot the story Friday afternoon. They edited it and it went on the air that evening for the 4:00PM and 6:00PM news. Samantha Lavien with CBS did a great job with the story!!

Flipping Houses in Todays Market

Well for today’s post we have a very special guest. My business partner Dominic has put together a great article about what it takes to flip houses in today’s buyers market.

Hey everyone,

It is a very cold Sunday here in Western Mass.  I’m sitting here thinking about what would be interesting for everyone.  Of course I thought about flipping houses.  As you most of you know we own a house flipping company called Hampden Homebuyers.  We have been doing very well the last few years and a big reason why is because we have tailored what type of end product we are putting out.  5 to 7 years ago we could get away with doing laminate countertops, white paint everywhere & maybe white appliances.  Back then it didn’t matter.  Houses were selling before they hit the market.

Times have changed.  The past few years have brought a buyer’s market and with that you have to put out a better product.  The days of white everything are gone for now.  We have improved our finished product dramatically.  Now we use natural colors on walls, granite countertops, stainless steel appliances, and we really pay much more attention to finish details.  Today’s buyers have options and they are weighing all of them.

So my words of advice are…

1.  Pay attention to the finish details.  If you can see it then the potential buyer can and will see it too.

2.  Spend a little more to stand out.  The difference between new white and new stainless steel appliance is less than $1,000 and the end buyer definitely notices.

3.  Don’t be afraid to try something new.  Use different wall colors from room to room.  NOT every room but you can do one color for bedrooms and one color for the rest of the rooms.  Keep them neutral and it will work.

4.  Stage your properties.  We just started staging our finished properties and we love it.  Staging can distract the buyer’s eye from less attractive parts of the house.  We use staging as a vision of what the end buyer could have.

5.  Of course price is always important.  We have only had a few emotional purchases where price was not the deciding factor but a typical buyer will look at the surrounding properties and solds to make sure they are getting a good deal.
