Chicopee Renovation Complete

Hello all my Rehab Addicts,

We have bought and renovated another “gem” of a home. This one is located in the wonderful little city of Chicopee, MA.

The house is a three bedroom one full bath cape with a one car garage.

It wasn’t a crazy rehab by any stretch of the imagination, it was actually pretty straightforward. We did a full renovation of the kitchen and bathroom, upgraded the electric, redid all the flooring, patched repaired and painted all the walls, added some new light fixtures and a bunch of recessed lighting, fixed up and sided the garage, and as usual; generally made the house look awesome!!

Garcia St – Part Deux – Flipping Houses

Greetings all my Flipping Followers.

It’s Matt and the team at Hampden Homebuyers coming at you with another great installment of our before and after series.

We’ve completed our rehab and sold another great property on Garcia St. You may remember back to last fall and winter when we renovated the home at 32 Garcia St. We ended up getting tons of offers on 32 Garcia St and sold it for well above our list price……. Well we were fortunate enough to purchase the property one house down from that project.

This Garcia St – Part 2 is a larger cape that needed a fair amount of work. We did a new roof, new siding, and a new kitchen. We converted the second floor half bath into a full bath and knocked out a wall or two to open up the floorplan a bit more. As usual, we did new flooring, fresh paint and just straight up made the home look awesome.

Here is a look at the “somewhat” before pictures. The guys beat me into the house and got some of the demo done before I could get all my photos.

So that is a look at the before shots. The house is somewhat dismantled but you get the general idea.

The renovation work went fairly quick with no major hiccups.

We built out a nice stand up shower in the second floor half bath to give us a full bath on each floor. We tiled that whole shower and put in our signature shower panel, it came out really sweet.

In the kitchen we chose to go with the new darker cabinets that we have been using and we topped those off with some light Cashmere White granite.

We did a nice stainless steel appliance package and recessed the fridge into the wall to give the kitchen some more space.

The Before – Springfield Ranch

Here is a look at the before of our little ranch rehab we did at 218 Cherokee in Springfield.

This was a pretty serious rehab that saw us do a new roof, new siding and a full gut of the interior. After looking at these photos you will see why all this was necessary!!!!

We purchased this property at auction. The bank didn’t clean the house out so we bought it “as-is”. The bank did have a company come and clean up the yard…. however all they did was take everything from the yard and throw it into the living room of the house!! They then took a picture of the clean yard and sent the bank a bill for their “professional” services. Lol!!

 

So now the living room was full of lawn chairs, pool supplies, plywood, trash bags, trash cans, yard debris and who knows what else. We cleaned the house out and got to work.

So, needless to say the roof was leaking like a sieve and brought down the ceiling in several spots along with messing up the hardwood floors and the exterior sheathing on the house.

Fully Renovated Springfield MA Home

Here is another fantastic house flip that we bought and renovated in the beautiful city of Springfield MA.

So this is a sweet little ranch that we picked up to rehab. This little puppy was a mess when we got it, but that didn’t deter us from doing a full rehab on it and turning out another killer home.

 

Fully Renovated Springfield MA House For Sale

The work performed was substantial. We did a new roof with all new sheathing, new siding, new exterior sheathing, new plumbing, new electric, new bamboo flooring, new bathrooms, new kitchen, new baseboard heaters, new insulation, all new sheetrock, new landscaping and we finished the basement.

 

We opened up the floorplan very similiar to both the Ellendale house and Fayette St. We knocked the wall out between the kitchen and living rooms and recessed an LVL beam in the attic to give a completely open floor plan. Here’s how it looked:

Our buyers love these open floor plan ranches and every time we do one they sell like hotcakes!!

We gutted out the interior, did all new framing and reworked the floorplan. We ran the Bamboo flooring all the way through the living room and into the kitchen.

Believe it or not, this little ranch has four bedrooms with 2 full and one half baths.

Morton St Finished – Flipped in a Flash Part 2

Here is the follow up to the last post I did about our Morton St house flip in Springfield.

We were about half way done with the rehab…. pretty much at the rough stage, when we found our buyer for this home.

The buyer came through a referral from a mortgage broker we do some business with. This buyer was one week away from purchasing another house when that deal fell apart….. and she needed to find a new home fast!! Dominic showed her our completed Fayette St rehab , she loved the finish work but she needed a little bit larger home because she ran an in-home daycare. He brought her over to Morton St and even though the renovation was only half way done, she could see the finished product based on the other properties we showed her and she wanted it.

Now for the fun part, she had to be in the house within 2 and a half weeks, and we were only half way done with the work….. so it was all hands on deck as our contractors worked overtime to get this one wrapped up in record time!!

Within a week our crew had most of the work done (after working night and day!) and we were scheduling home inspections and appraisals as we worked to close with our new buyer. Everything went relatively smooth and we even let our new buyer start moving in prior to closing.

Similiar to our Ellendale and Fayette St house flips, we ran the Bamboo hardwood flooring throughout the whole space including into the kitchen. This gives the floorplan a nice flow by running one continuous flooring throughout.

There was no need to stage this one or put it on the market as it was sold well before we were even finished.

Morton St Rehab – Flipped in a Flash

Check out one of our latest rehab properties in Springfield.

We bought this house after it had sat vacant for over a year. Due to being empty for so long the house became a target for thieves and vandals. All the plumbing was removed, the kitchen cabinets were stolen, the gas lines were stolen and even the nice 200 amp electric panel went missing just prior to us closing on the property.

Now these weren’t the lazy thieves that just cut a few copper lines out of the basement and head on there way. No, these guys were good….. they kicked in all the bathroom walls on the first and second floor to get at every little bit of copper that they could. They even got back behind the bathtub and shower and pulled the mixing valves out!!!

This flip is a mess!!

What I did like about this property was the floorplan. The kitchen, dining area and living room are all open to each other. The living room has the cathedral ceilings with those nice beams. All four of the bedrooms are large and there is a full bath on each floor. A really nice layout for a Cape.

This is a 4 bedroom 2 full bath Cape with around 1,500 square feet and a finished basement. It was built in 1989, so for New England, it’s a fairly new home.
