Garcia St – Part Deux – Flipping Houses

Greetings all my Flipping Followers.

It’s Matt and the team at Hampden Homebuyers coming at you with another great installment of our before and after series.

We’ve completed our rehab and sold another great property on Garcia St. You may remember back to last fall and winter when we renovated the home at 32 Garcia St. We ended up getting tons of offers on 32 Garcia St and sold it for well above our list price……. Well we were fortunate enough to purchase the property one house down from that project.

This Garcia St – Part 2 is a larger cape that needed a fair amount of work. We did a new roof, new siding, and a new kitchen. We converted the second floor half bath into a full bath and knocked out a wall or two to open up the floorplan a bit more. As usual, we did new flooring, fresh paint and just straight up made the home look awesome.

Here is a look at the “somewhat” before pictures. The guys beat me into the house and got some of the demo done before I could get all my photos.

So that is a look at the before shots. The house is somewhat dismantled but you get the general idea.

The renovation work went fairly quick with no major hiccups.

We built out a nice stand up shower in the second floor half bath to give us a full bath on each floor. We tiled that whole shower and put in our signature shower panel, it came out really sweet.

In the kitchen we chose to go with the new darker cabinets that we have been using and we topped those off with some light Cashmere White granite.

We did a nice stainless steel appliance package and recessed the fridge into the wall to give the kitchen some more space.

Damn, another sweet rehab!!

We received a real strong offer on this home before we even got to put it on the market; just a few days before Christmas.

  1. I love it! I really love the round table in the kitchen, great staging. The shower is super cool! How fast is your turn around lately? (From the time demo starts until completion)?

    • Hi Paula,

      This project took about 9 weeks, which is about average for us. We usually have our crew working on 3-4 jobs at a time, so they’re always bouncing from house to house.

    This was an incredible transformation, and kudos on the design and styling. What really stands out to me is the light and airy feel that’s imbued in all the rooms after the renovation. I think choosing a color palette is of the trickiest things to do, which brings me to my question : what did you consider when picking out the color palette, and what effect were you aiming for?

    • Hi Alana,

      We always like to use light neutral colors for all our wall paints. We have been using the same Tan color for many years and buyers love it.
      We run along the same lines for tile choice, something light and neutral, and we’ll mix in a border that is darker to give some contrast.

      We’ve been using darker kitchen cabinets for some time now, these really give a nice rich contrast against our lighter color palette.

      The neutral colors are appealing to everybody and give a bright, airy,open feel; creating the feeling of more space.
