Tornadoes and Rhinebeck Ave Rehab Finishing Up – House Flip Update

Well it has been a pretty eventful week here in Springfield MA. After enjoying a lovely Labor Day weekend we got hit by a Tornado that rolled right through the heart of Springfield. The storm demolished houses, ripped off roofs and siding, cleared trees and knocked out power for days.

Amazingly, with all the properties we own in and around Springfield, none of our houses were damaged. I can’t believe it…… if the tornado had been just a few blocks north or south of it’s actual path we would have taken quite a few direct hits.

Thanks to everyone who emailed and messaged us on Facebook making sure we were OK. Dominic still doesn’t have power at his house but things could have been a lot worse for us.

Now onto some business:

We are almost done with the rehab at 84 Rhinebeck Ave in Springfield and it is coming out beautiful!!!

As of right now we just need to get the inside cleaned and staged and the home will be ready to go on the market.

This is really a prime property; 4 bed 2 full bath Cape located in an awesome neighborhood.

In total the project took about 6-8 weeks. We had to do quite a bit of work including repairing some major water damage. We did all new flooring throughout, new walls, new kitchen, 2 new baths, new plumbing, new lighting, new trim, new doors, new windows, fresh paint and a bunch of other stuff……

We did a full gut of the kitchen. The new kitchen features granite countertops, 16×16 tile floor, tile backsplash, Fridgedaire Gallery line stainless steel appliances, cherry finish cabinets, and new recessed lighting.

We fully gutted both bathrooms and added new Euro style vanities in a nice dark Java finish. Both tub surrounds were tiled and a beautiful tile inlay was added.

How to Find Buyers for your Houses

With the expiration of the first time home buyer tax credit last spring we saw a pretty good decline in buyer activity. The tax credit pulled a ton of demand forward, as everyone was trying to get in under the wire and grab their $8,000.

Knowing the market would slow quite a bit we had two options; 1. Stop buying and see how things shake out…. or 2. Keep on buying and put a renewed emphasis on finding buyers for our houses.

Now since I’m addicted to buying houses, and I can’t imagine ever stopping, or even slowing down for that matter, we chose the second option.

In the past, For Sale signs in the yard and placement on the MLS was working real good for us to sell houses….. but in this post tax credit era I knew we were going to need to do a little more. So what did I do? I took to the internet and began really pushing our properties there, with my weapon of choice being Craigslist.

Now, I’ve used Craigslist in the past with minimal success. It seemed to me that there was nothing but tire kickers and time wasters on there. However, since really making a commitment to putting up some great ads and being consistent in my postings, we’ve been able to find buyers for 6 of our properties from Craigslist ads since October. Thats pretty darn good!!

There are a few keys that I’ve discovered to make your ads work really well which I have listed below.

1. The most important thing is having a great headline. Your headline must grab peoples attention and make them open the ad. I’ve crafted up a few that have been working awesome, and I think this is the number one reason for our recent success on Craigslist. Once people open our ad and get a look at the pictures of our houses they fall in love…. but the key is getting them to open that ad, and thats done with a killer headline!!

2. The second key to success is being consistent with your ads. Make sure you post them 2-3 times per week so they stay fresh. I used to post an ad here or there, every other week or so, and wasn’t getting any results. There are always new people searching on Craigslist so you want to stay on that first page if you can. This is a great job for an assistant, intern ,or VA.  On the flip side, don’t become a spammer and post your property 6 times per day from multiple email accounts. That just gets annoying and is sure to turn off any potential buyers!!

3. The third key for me has been putting a link to our www.HampdenHomebuyers.com website within the ad where potential buyers can see a list of all our properties for sale. So, if for whatever reason the property ad they clicked on doesn’t suit them, they can browse our other gorgeous homes and find one they like. This worked with one of our recent buyers. She clicked on one of our rent-to-own craigslist ads and while on our website she fell in love with one of our rehabbed houses that was not rent-to-own. She called her mortgage broker right away and found out she was right on the cusp of being able to qualify. We worked with her a little and now she is going to be able to buy our rehabbed property in the next 30-60 days. Obviously you need to have multiple properties for sale at any one given time for this to work… and if you don’t have multiple properties for sale you need to get off your butt and get out there and buy some!!!! What are you waiting for!!!

4. The last thing I’ve found to work is to have multiple ways for potential buyers to contact you. Everybody likes to communicate in different ways, so through our Craigslist ads people can email us, call us, or go onto our website and fill out a buyer form requesting more information.

Not everyone who contacts you is gonna buy one of your houses, so this is a great way to start building your buyers list. Make sure you get peoples names, phone numbers and emails addresses so you can keep in touch with them about any other properties you may have going forward.

64 Fullerton St, Rehab Complete – House Flip Update

Last week we sold our almost new construction rehab at 9 Juliette St in Chicopee MA. We found this buyer just two weeks back and he was willing to pay cash for the property so we were able to get it closed up real quick. Our buyer did want some changes made to the house so we had our contractor Jason busting his ass to get them done in a very tight time frame. All in all it was a pretty good deal. We did take a slight discount on our asking price due to the “cash” status of our buyer…. but when your buyer gives a non-refundable $10k deposit and wants to close in 2 weeks you become a bit more flexible as a seller.

Now onto some ongoing projects;

Our 64 Fullerton St rehab is complete and now on the market.

This property was a full interior gut renovation with new electrical, new plumbing, new heating system, new kitchen, adding a half bath, installing all new windows, adding insulation, new sheetrock, new paint and all new flooring. The outside needed alot of landscaping and tree clearing, but it did have a new roof and good siding when we purchased the home.

We did have to do some major work to the 2 car garage. This consisted of tearing off a falling down addition, siding the garage and doing a new roof on the garage.

Overall I think we spent a little over $50k on the renovations…. and the house came out awesome, as usual.

111 Daviston St Rehab Complete

First off an update on a couple properties. We put 107 Granger St on the market last weekend and received an offer the second day on the market and another the seventh day on the market. We accepted an offer on our Juliette St property over the weekend. The buyer of 9 Juliette St was originally very interested in purchasing our 1892 Parker St property, but was just a few days too late as we had already accepted another offer. We stayed in touch with this buyer, and when Juliette St was complete we got them right over there and they decided to buy that one.

We’ve got quite a few more rehabs finishing up over the next 2 weeks and I’d be ecstatic if they all went as fast as Granger St.

One of our projects that we just finished up is 111 Daviston St in Springfield. This house is officially on the market and ready for a new family.

107 Granger St – Finished and Staged

We’ve finished up our rehab of 107 Granger St in Springfield and the house is officially for sale.

This one came out real nice. This is the first house we went with a little darker cherry cabinet to go along with our black granite and full stainless steel appliance package. It came out great and will probably be our new standard going forward.

The rehab of this property was pretty straightforward. We expanded and converted the breezeway into living space, finished the basement, added a third bedroom, installed a new furnace and water heater, installed new plumbing, installed a new roof, gutted and redid the kitchen and bathrooms, knocked out a bunch of walls, and generally made the house look awesome!!!!

REO Rehab Complete – 53 Fullerton St Finished and Staged

We are working overtime trying to finish up a couple properties in order to beat the first time buyer tax credit deadline. I’m hoping their are lots of last minute shoppers out there who will be out looking for a new home over the next 7 days.

First up on the list is 53 Fullerton St. This was our first ever MLS/REO purchase. It seems hard to believe that over the last couple years, with all the deals we have done, we had never bought off the MLS. I was trained as an investor to market for deals and work directly with sellers…. this is our preferred method of doing deals as there is usually no competition and better deals can be made. However, with the flood of foreclosures, I couldn’t ignore the REO’s anymore. You have to be aggressive, and quick with your offers when working REO’s. It’s true that the well priced ones will go very fast, usually with multiple offers. So there’s always competition, which will limit your profit potential, but good deals can be had. As a matter of fact, we bought two REO’s last week and got an offer accepted on a third!

OK, back to Fullerton St. We did new siding, new windows, a new kitchen, 2 new full baths, new electric, new plumbing, a new boiler and a new driveway. This house had a very funky second floor bathroom. It was one of those ones where the tub was built right into the slope of the roof line. In order to take a shower you either had to be a midget, or kneel in the tub because there was absolutely no head room due to the slope of the roof. We corrected this by extending the bathroom out into the main hallway. We pushed the main hallway over, taking some space from a bedroom and a small closet. This allowed us to move the tub out of the roof line and gave us a functional shower and tub.

Damn…. this place shines!!!! It has 4 bedrooms, 2 full baths and 1500 square feet. I really like the floorplan of this house as it has a great flow to it. We enhanced this by removing the wall between the kitchen and dining room, creating that great open feel and adding the breakfast bar.

We’ve got two more going on the market so I’ll post some updates and photos of those soon.

70 Glenwood; Where Have You Gone

If you’ve been following my blog for a little while you may have remembered the property at 70 Glenwood St. This is the property with some major fire damage where we completely knocked out the floor of the first level. If you missed that video you have to see it … click HERE to watch it!!

Well we hit some delays getting our heat on there because the gas company told us they cut the line at the street and they wouldn’t be able to fix it until spring time. Long story short, they finally sent someone to the house and realized the line wasn’t cut at the street and we did have gas to the house, however we lost a good amount of time because we couldn’t get heat to the house, which also meant no water.

So I have a video we put together awhile back, as well as some more recent photos of the property near completion. Heres the video:
