Once again nice job. Noticed you used 12 inchceramoc/porcelain tile for the kitchen counters. Did you do this to save money and how much did you save?
We used to use 12″ granite tiles and then bullnose the edge. Now we get granite with material and installation for $26 installed including a sink so it’s hard to beat that with alternatives.
Granite is getting pretty boring though because it’s everywhere now, need a new material.
Hi Curtis,
That is an awesome price for granite…. wish I could find it that cheap around here.
We generally do the tile countertop instead of granite to save some money and to match the neighborhood and comps.
I’m sure Matt & Dom made a more than decent return. Judging by the before pics, this property was most likely a full gut & I’m sure they purchased it up well below market value. They always price their finished rehabs to move as well … they’re pros at this.
Thanks Zac.
I guess we are kind of pros at this point!! Lol
Matt,
Will this allow you a decent return, considering the long project time and a slow resale market ??
Dennis
Hi Dennis,
We should still do good on this one. We picked it up real cheap and were planning on it taking a few months to rehab.
Our resale market has definetly slowed some with the expiration of the first time buyer credit. We were selling most of our houses in 7-10 days, now we are shooting for around 30 days.
Thanks for the comments
I’d be interested in a ballpark cost for this wonderful rehab…..great job!!
Hi Dennis,
Thanks for the compliments on the rehab. This project cost us around $60,000 and took about 14 weeks to complete.
