New Rehab Project – Nash House Flip

We have a great new property that we are working on.

The Nash house is a newer colonial that needed our loving touch. The house was built in 1998 and suffered from some deferred maintenance and upkeep.

It has a great floor plan and is in need of mainly cosmetic upgrades. The home has 3 bedrooms with 1 full and 1 half bath. The living area is 1,418 sq. ft. but it also has a fully finished basement with several more rooms.

Our plans are to add all new flooring, update the kitchen with granite, tile, and stainless steel appliances, update the baths as well as paint everything. Outside we’ll freshen up the look of the house by adding some new shutters, a new door and upgrading the landscaping.

So this a relatively easy rehab compared to many of our other flips. Our rehab crew will be in and out of this one in short order and we’ll be putting up for sale quickly.

  1. Matt – what time frame do you give yourself or I guess, what your average turnaround?

    also, we’ve heard some rumblings around heavy taxes being levied via the health care bill that is going into effect that will in 2013 – specifically against home sellers. What do you know about that?

    • Our time-frames always vary…. it really depends on how many jobs we are working on and how many guys we have available to get the work done.

      Right now we are running a whole bunch of projects so timelines are a bit longer.
