Fernleaf Ave Longmeadow – Finished and Staged

Here it is…. the Grand Unveiling of our 27 Fernleaf Ave home in Longmeadow.

We finally got the punchlist done, cleaned it and staged the home…… now it’s For Sale.

This was another big project. We did a new roof, new exterior paint, new driveway, new windows, removed an oil tank, some stucco work, new electric, new plumbing, new kitchen, new baths, new tile flooring, opened up the floor plan, new interior paint, refinished all the hardwoods and added all high end stainless steel appliances.

The home is 6 bedrooms, 2.5 baths with nearly 3,000 square feet.

We went all out and fully staged the living room, dining room and master bedroom.

      This is the first house we staged with furniture and it really came out nice.

      It’s not really all that expensive if you shop around a bit…. and if you start to budget the staging into your numbers it just becomes another rehab cost.

  2. How’d the Open House go yesterday?

    • Hey Zac,
      This was our first time staging and it does really finish off the rehab nicely. We will be doing this to more properties as they go on the market. Probably not all of them just yet but we’ll see.
      The open house went really well. We have a couple neighbors stop by which is to be expected. We have a lot of lookers but there was about a handful of couples that seemed very interested. We will have to follow-up and see if we can get an offer together. One of the couples even asked if the staging furniture was included. I said, not yet but all things are negotiable.

    I see you started staging your properties. Did you buy the furniture or use Rent-A-Center?

    • Hi Russ,

      We rented the furniture for this project. We rented the living room set, dining room set and the bedroom set. Some of the smaller tables and accessories were provided by our home stager.

      We’ve talked about buying it outright but we’re not sure yet if we are going to do that.
