Ellendale Rehab Update – House Flip

Here it is; another update from the trenches.

Our Ellendale rehab project is coming along swell. The kitchen and bathrooms are in and all the finish work is happening. The granite went in today and the finish plumbing should be happening on Wednesday. We are making the final push to get this buttoned up and on the market in short order.

We took full advantage of the huge basement in this home; finishing it off, adding another bedroom and another full bath.

We ran brand new bamboo flooring throughout the dining area, kitchen and into the living room. It looks real sweet.

So there you have it, we’ve taken this awkward 2 bedroom 1 bath ranch with lots of wasted square footage and converted it into an amazing 4 bedroom 2 full bath brick beauty!

  3. This one looks great Matt and Dom! Stupid question … how easy or difficult is it to change public record on a situation like this (i.e. – adding the bedroom, bath, & additional sq ft in the basement & converting it from a 2-1 to a 4-2). Do you run into any challenges with these changes being below grade?

    • Hi Zac,

      Usually when you pull a building permit and it indicates a square footage change, or the addition of a bedroom or bathroom, the building department will relay that over to the tax assessment office. Within 6 months the tax assessor will come out to look at the property to reevaluate it and update the public records. This is the way it’s usually handled in our city.

      In order to have a legitimate below grade bedroom you need 2 means of egress. We cut in egress wells into the foundation allowing for full size windows in the basement bedroom when we do these.
