Hello all my Rehab Addicts,
We have bought and renovated another “gem” of a home. This one is located in the wonderful little city of Chicopee, MA.
The house is a three bedroom one full bath cape with a one car garage.
It wasn’t a crazy rehab by any stretch of the imagination, it was actually pretty straightforward. We did a full renovation of the kitchen and bathroom, upgraded the electric, redid all the flooring, patched repaired and painted all the walls, added some new light fixtures and a bunch of recessed lighting, fixed up and sided the garage, and as usual; generally made the house look awesome!!

Wow, talk about dated before the rehab! What a great example of how some of the foreclosures and short sales look when buyers first see them. What was the budget on the project, and how close did you come to meeting the budget? Were there any lessons learned in this project that the rest of us can take to the bank , for instance places to get great buys on the giant pile of stuff needed to turn this diamond in the rough into something awesome? So many rehabbers bite off more than they can chew, so those resources are always great helps!

This was a pretty straight forward rehab for us, so there weren’t any real surprises or lessons learned.
One thing you can do for better pricing is make sure you negotiate with your vendors. If you are doing any sort of volume you should be getting better prices then the retail shoppers. We are set up with a managed account at Home Depot, this is set up specifically for high volume customers and you get all sorts of discounts and benefits.
If you are just getting started and not doing high volume yet you can still take advantage of contractor pricing by working with the Pro Desk at both Lowes and Home Depot. The pro desk can send your larger material orders through the bid room and can knock a good percentage off the price.
Also make sure you take advantage of the savings programs for paint. You can sign up for accounts at Sherwin Williams or Home Depot and get 10%-30% off all your paint.
Give these a try and see if you can save any $$$ on your next project!!!

At first glance, this house looks really ugly but I am sure after your handiwork is done it will look amazing. Eagerly waiting for the pictures and if owner is looking at selling or renting out, do get in touch.
