Agawam Rehab Complete – Cleveland St House Flip Update

Our 83 Cleveland St project is complete.

The last step was getting the pool open. We had  a pool company come out and assess it. Since the water in the pool had become a bit stagnant, they decided to drain the pool and refill it.

This was actually a pretty long process. We refilled it using a garden hose and it took over two days straight of the water running day and night……  can’t wait to see our water bill!!!

So anyways, the pool is filled now and the house has been cleaned and staged.

Of course it came out looking awesome, as usual!!

There is the finished home. It is 4-5 Bedrooms, 1 1/2 baths with 2,072 square feet.  It has many nice features like an inground pool, wood pellet stove, first floor laundry and best of all; an amazing rehab done by Hampden Homebuyers.

    I grew up in this house as a child before the renovations. Before my father passed away, he wanted it to look this beautiful. Unfortunately, he got too sick and couldn’t get it done. Great work guys! He would be extremely pround and happy to know it went to a good family. Hopefully, one day the home will come back on the market and I can buy our family home again. It is absolutely gorgeous!

    What brand of vanity/sink combo and toilets do you use and where do you get them? You seem to use them in almost every rehab. How much do you pay for them?

    • Hi Chris,

      The vanity combo comes from Lowes and we use either the Dark Chocolate finish or the lighter Cinnamon finish. They come with the vanity and top, depending on the size they run about $200-$300.

      The toilet we usually use is the Kohler Wellworth. It’s available at Home Depot and Lowes for around $120.

      We had multiple offers on this home after only 2-3 days on the market.

      We priced it very competitively hoping for multiple offers and that’s what we got.

    Hello Sue,
    I don’t know if Matt replied to you yet. This house comps out at around $235K+. Due to the market we wanted to get this sold so we priced it @ $220K and had multiple offers. We ended up with a very nice family who will be closing on it in a couple of weeks. They have been looking for a very long time and they fell in love with this house. The agent they are working with has been awesome as well. I really dread working with some agents but I hope she sells more of our houses.
    The pool has been awesome. My wife, 2 boys and I have been over there several times to use it before we sell. I think we are going to stay in touch with the new buyers so we can have a cookout/pool party next year. LOL

    Thank you for the comments. As Matt said, in the end it was worth it. We could have gotten away with keeping the cabinets but they just were not what we wanted for a final look. It was tough because no one wants to add additional expenses to their rehab but we also want a desirable product. The kitchen is a little smaller so we really wanted it to be a attractive feature of the house. We had the financial room in this one so we did it. In the end it was a big selling feature with the buyers.

  6. The kitchens and bathrooms look really nice. Good choice on the upgrades. Updates in the kitchens and bathrooms are definitely the way to go.

  7. This place looks great! The dreaded pool water bill. I always try to do all I can to not have to drain pools. Speaking of water bills, we just got one for a house we owned for 2 weeks that was for over $300. 🙁

      We were going to try to save the previous cabinets as they were in good shape, buy we ended up splurging and going with all new cabinets, including some 42 inch uppers.
