We finished up the work at 82 Lasalle St last week and we staged it over the weekend. It came out great!! I thought we had it pre-sold but that my not work out so we will be putting it on the market this week. In the kitchen we did granite counters and a real nice appliance package that includes a top of the line Bosch Fridge…. its gorgeous.
We’re still going strong churning through our pipeline of rehabs and working hard on the acquisition front. We got two new short sales approved over the last two weeks so I’m gonna have to make some posts on those.
We’re still waiting for the property on Mansfield St to close. We initially got held up on this one because we couldn’t get the building inspector to issue our certificate of occupancy as he was away on vacation…. that added an extra week and a half to our closing schedule, and now that we’re ready our buyer is not. The lender now has to reverify employment and what not now that we are in a new month… and it is dragging on.

I think the total came to about $17,000. That was for new bathroom, new windows, some electrical including a new panel, update kitchen, new granite, new tile floors in kitchen/bath, painting, hardwoods, etc….
I like the shower panel too. Speaking of EBay, I found a cool double sided fireplace that we plan on incorporating on our next project for 1300. It retails locally for 3k. EBay rocks. Great job Matthew, the transformation looks great and nice material choices!

Where do you get your shower panels?

We put these in all our houses. We use to order them from a company in the UK, but lately we’ve been getting them brand new off Ebay.
looks great Mathew. The hardwood floors through out the place is a very nice touch. Looks like you spent a boat load on upgrades, but I’m sure you didn’t 🙂

The hardwoods were in great shape as they had been covered by carpet for years. All they needed was a light sanding and some poly.
The house looks great but this was definetly one of our easier and least expensive rehabs.
